    Hi, I’ve got the first IP happening (tenant in place, rent coming in) and am starting to look around for my second. Does anyone have any thoughts on the following areas? Pooraka, Mawson Lakes, Wynn Vale, Redwood Park, Gulfview Heights, Greenwith? Lots of military heading to the northern suburbs over the next few years may provide a kick start to this region. Happy with -CF (so long as it isn’t – – – – – -CF) provided the area is good for rentals and has some potential for CG down the track. Any thoughts would be appreciated.

    I like all those areas and believe the demand for rentals is growing in Adelaide [biggrin]

    Wouldn’t you much rather positive cashflow properties???

    You can create positive cash flow using creative strategies, they work especially well in Adelaide if the purchase price is $300,000 or below [biggrin]

    Hi Xenia,

    Is the creative way your talking lease options? Or are their other ways of creating cashflow positive properties without giving the tenant the option of buying your property at a later date?

    I was talking about lease options and multi-tenancies but there are other ways. Subdividing and selling off a block and using the money to fund an existing property will make it positive cash flow, so will some development projects.

    The thing to realise is that unless you go to rural areas, it is unlikely that you will find positive cash flow properties in Adel and Suburbs.
