    Hello,
    Can anyone from NSW verify the NSW reqts for residential tenancy notices (don’t worry I’ll do my research as well) re arrears of rent.

    My tenant pays by Centrepay which works beautifully 99% of the time except for when they do a one-off manual run (if they change her payments) and none of the auto payments run. So with one in December and one last Thrusday she is now 2 weeks behind in rent.
    I issued a written notice for her to rectify the 1 weeks rent in December, but now it has happened again and put her 2 weeks behind.
    What is the sequence of notices and time periods I have to give her? For example here in Vic when rent is 2 weeks behind a Notice to Vacate can be issued and application made to the tribunal.

    I had to sack the last PM who was an idiot, and dont really foresee being able to place it with another PM until the lease epxires in August so have been managing it myself until then. I dont think a PM will take it on whilst there is rent arrears anyway.

    Hi Skippy

    There is a wealth of information available at: http://www.tenants.org.au (the tenants union of NSW).

    I beleive if the tenant is more than 14 days behindi n their rent, then you can issue a notice to vacate. This must give them 14 more days to leave. You will also need to apply to the Consumer, Trader and Tenancy Tribunal to kick them out. This may not happen if they can argue their way around it.

    God info on the correct notices etc.
    Don’t know about trying to apply for a hearing from i/state, though. Hope it doesn’t get to that.
