    Hi All
    just to ask hows your year going has it started in the way you thought and is it on target.
    For me its going great and is in front at the moment the seeds planted last year are starting to get some where and the nice little deals are starting to show.
    I’m not going for this one but some people may like it lj hooker dulwicjh hill nsw 2br house stand alone white ants in it but its on the market at 360k and the area is about 450 for a 2 bedroom so reno and maybe a good buy it got nothing to do with me so you need to ring and find out about it.
    may keep this topic alive to see how everyone is going.
    should have a page for deals you arn’t going for but would be worth it to some one.

    Good topic.

    This year is starting just as I expected. Slow. I’ll have three properties vacant in Febuary – March, but that’s not entirely a bad thing. Feb – Mar is the busiest time in the rental market and I will be in a possition to put reants up $10 – $15. I won’t be purchaseing until next year. Nead to let the equity grow a little.

    Looking at an “off the plan” apartment at the moment and will be selling a couple of our investments off this year. What I thought would be a very tight year may not be after all!!

    Well, the sharemarket is performing very strong and 20% return is getting close now since the beginning of January. I’ll pool up some of that money and buy some investment property in a nice area close to the CBD for a 10% to 20% discount.

    Grs rea– Is that the one on New Canterbury road– ??MMah–never mind the White ants– you won’t hear ’em chompin for the roar of traffic– Tabloid tellie sometimes features this road as stampin ground for working girls of the night, from memory– S’pose you can get the grafitti artists who have decorated the front to come in to paint the house if you wanted to indulge in a bit of charitable reprogramming for local youths.- You are all gamer than I to take this on– So many houses- so much money to make–

    Appraisals on IP’s coming in showing great CG, rents due to rise..over 1/2 way to my main 2006 goal and January isn’t even over !!

    Serviceability still a problem, though I’ve had a job offer of which would mean $23k p/a extra (about $440 per week) problem is its dealing with problems and means less family time..something to ponder

    Hey all,

    for me things are doing ok, just got back from holidays! I just finished advertising for a 3 bedroom unit i am developing and am now waiting on council to give me a building permit.. I swear they take forever !

    Soon enough i will start building YAY ! just trying to keep myself out of trouble in the meantime [biggrin]

    mines going crap [angry2]
    business partner stole 500k and spent it at the casino, then sold off all the assets to hide it. i didnt find out for 6 months.
    after selling everything i own (houses etc) i’m now minus 74k in debt [cigar]
    i built a business before i can do it again.
    just trying to get a higher paying job at present so i can save/borrow for the next year or so then do it all again
    the funny thing is, all my friends are saying why bother?
    and i reply that i can do it, and will do it no matter what

    I was just reading your story in a book the other day and thinking “Great..Good on him he’s doing well” !!!

    sorry to say this but that business.
    been down that track a couple of times and you learn to put procedures in place to not let it happen again.
    Mine was 3 mil company with order for 500k to fiji company my then partner in the business decided to sell company and the 500k equipment as they were finished and take the deposit from the fiji customer ,while I was in fiji finalising trades to install.
    when I got back met the liquidator as he put the company in volountary liquidation leaving me with the can. and he flow out.
    Idid a deal with the liquidator restarted the company and sold to one of the emplyees.
    last one start with a group of investors a chain of stores organised a ceo of the company who decided that the 350k in the account to0 start it would be better off in his pocket so he took it and hasn’t been seen since he also took about 3mil of other people money on the side and has 2 russans and a very unhappy scotsman after him so will find him on some news report soon
    I think.
    but these are the ways of business and you file to tax and look for the next venture.
    I don’t know of any business person that hasn’t been ripped off or liquidated a company and usually those who have, get up and start again don’t make the same mistake again and become stronger for it.
    By the way the fiji company even thou I don’t trade there any longer( but have been given trade reference for fiji, new cal, vanuatu, and alot of the islands for investing) still send me cards at christmas and are very thankfull that I didn’t do what most would have done and walked away from the deal and gone legal, the islands like you to keep to your word and at the end of the day thats all business is.
    its not products it relationships that sells products thats important.
    never look back always look forward in business.
    learn from what has been done and try not to do the same again and for those that say you shouldn’t do it,
    take down the date and time and when you have done it 1 to 2years
    send them a card and get it delivered at the same time and the same day.
    with ring me re where I am now compared to where you are.

    have fun as thats what business is.
    if your not happy working in what your doing.
    go and find something you are happy in.
    chinese say your along time dead.
    hope this year does a j curve for you

    Shaun its amazing how adversity builds spirit. A divorce 10 years ago was my rude awakening. But doing well now.
    Right now I’m contacting school books for the kids. School back next week. Yeh. Settle on a house in Feb 06 which needs some work before putting in a tenant. Planning to build a duplex in its place in 3-5 years.
    Waiting, waiting, waiting, on Engineer to finalise drawings for Operation works on subdivision so should be able to start work mid year. Other places doing well but right now I can’t wait for school holidays to end !!

    I always admire people who get up fight when it is just as easy to lie down and wallow.

    Hi AmandaBS

    I have been down the same path and I am so glad everything happened the way it did. It taught me alot about myself I got confidence back that I had lost, I had a partner that didn’t want to invest or have goals for the future etc etc.

    You need to give yourself a huge pat on the back because it is not easy when you start out on your own especially for you having kids. I had trouble having a bank give a loan to a woman but I did and now I have quiet a few properties.

    Congrats on all of your achievments keep focused and remember to have fun along the way [biggrin].

    I am glad the kids are going back to school as I miss them like crazy (I live at a school) can’t wait to hear about their hols [laughing].

    G’day Gross,
    I’m doin’ alright. Just signed a contract for a Darwin apartment and had notification that the developer has increased the price of all unsold apartments by $65k!! I’m smokinnn’. Just having all 4 properties valued to see where I am.

    thanks for all your stories, at the time i was so angry! [evil4]
    but theres something to be said about sitting down and writting what happened and why. then i just red penned the emotional stuff and was left with a working copy of what i need to do next.
    thank god i never sold my apartment! that and having plenty of equity left (thanks Ed!). add onto that, that the defence force owes me an 80k loan that is 40% subsidised for 25 years.
    (who said going to war wasnt profitable [exhappy] )
    the navra fund is looking good for me at the moment, and with some cash behind me i think that is the way to go for me.
    been off to quite a few job interviews over the last couple of months, and am waiting on a phone call today actually for a 57k a year job (i currently earn 46k).
    its a job i really really want, so fingers crossed.

    hope its going great
    month three and the engines still going very well
    two green lights currently on two projects 30 units in all closed sealed and dusted just waiting for the signitures, offer in on a biggy and will know before the end of the month close to the biggest for me and offer on a comm which is in the air not bad for the start of this year.
    my aim is to total complete 50 units by the end of the year that was my personal budjet.
    still very possible.
    hope this month sees shaunwalker in a good mind and moving forward.
    this post is to let people know from the investors out there that are not looking for posi or neg properties but are making steps in their moves forward and for shaunwalker I think its the japanese that say you can fall down 7 times just make sure you get up 8 times and you will win.
    lots changes in a month.
    deals come and deals go
    lets hear from a couple that have got over the line or you have had a success .

    Looking to buy another property in WA or elsewhere within the next couple of weeks. My 2×1 in glendalough is now on the market for rent and have moved back in with my parents for the next year to falicitate my new loan.

    hopefully if its possible want another property by the ned of the year or early next year as well

    I’m enjoying the Kickstart Series from Steve and have found much of the information interesting and worthwhile but not neccessarily relevant to my current strategy…had me wondering- what is everyone else’s “Current Strategy”?

    I now acquire my properties through a Trust Structure and have paid nothing down for the last IP and $3k for the previous one, my intent is now to not only pay nothing down but also to pay nothing out of my own pocket for the interest on the loans…..

    Plus, I’m going to reduce my tax paid severely (I should get nearly All of it back this year) I guess I’ll make up for this with the Stamp Duty I’ll pay on the next IP and the unavoidable myriad of taxes such as GST etc…

    My goals for the year are being met and exceeded…I also realise my strategy will have to adjust to the market
