    Hullo again,
    I am looking to buy a block of land (industrial zoning) to put some self-storage sheds up in SE Queensland. I am trying to get through my due diligence and I am worried that I have missed any major costs or pitfalls associated with building sheds that are not relevant when you buy an already existing property). Does anyone have experience of something like this? I have checked with the local council that I can put the sheds up, I have a quote from a local shed-builder (the price includes all council applications and erection costs) and I have accounted for all standard closing costs and running costs (rates, electricity, maintenance, insurance and management).
    Are there any particular costs or problems associated with this type of venture?

    A minor one but have you side aside funds to market the sheds?
