    Any good ideas on cheap ways to increase property value?
    I have a small 3 bedroom fibro house on a big 1012sqm block.
    It has a ceptic tank but sewage is available. Should I spend on getting the sewage on?
    Both bathroom and kitchen could use some updating and the yard is pretty bare.

    Any ideas?

    Can you subdivide the block and either develop or sell? I imagine this will get you the most gain.

    A coat of paint is ver ycheap and can work wonders. Tarting up the kitchen and bathroom, changing to new power points, light fittings and switches also makes the place loom more modern as does sanding the floors.

    Are you looking to increase the value in order to sell or get a larger loan against it?

    If the latter then just changing lenders can often be the cheapest!

    Connecting the large block to deep sewerage makes it more valuable…you need the title on deep sewerage to do any development.

    My understanding from the Water Corp. brochures we received when it went through, was that you had a 5 year time limit in which you had to pay a plumber to connect to it.

    Regardless of whether you connected to it or not, as the facility was running past your title, they charged you the much higher water rates applicable for the sewerage as opposed to the septic tanks, so it made no sense not to connect to it.

    If you are forced to pay for it, you may as well enjoy the upgraded facility.

    KG, have to agree that subdividing the block will probably give you the best return. Other than that, spend a little time and money sprucing the place up. Try to modernise the interior by painting, new light fittings, window treatments and floor coverings. If the place has ceiling fans consider replacing with nice new ones, particularly if the old ones are a bit daggy. Surprising the difference this can make. If not consider installing them as it is a good little value add that doesn’t cost much.

    Don’t think you can go pass a lick of paint to add value. We’ve just done a reno using “Russion Toffee” with white gloss trim and it looks great. We also put down new carpet from Anderson’s in a biscuit colour with a trendy diamond pattern.
    Talk to your local Council first if they will allow you to subdivide. If you go down this road the DA is usally valid for 4 years so you don’t have to subdivide it immediately but it should add some value to the house. For the kitchen consider a good second hand unit http://www.sckw.com.au

    Leave the septic tank. We were in the same position and spent the capital on the reno of the house.

    The septic will eventually go but you may find that the pipe work will be positioned differently for any subsequent development so best to wait and see rather than pay for the same job twice.

    The connection point at the street will be the same but who knows the toilets and kitchens may even be on the other side of the block.

    Polish the floor if you have them. This is a skill worth learning. If you have the determination to punch all the nail holes then you will be able to run the sander over the floors.

    Paint in light neutrals. Heat fan light in the bathroom. New handles and paint to the kitchen cabnets. Gloss white (oil based) if wood if laminate try the white knight stuff. Belive it or not well laid floor board with a routed edge make a nice bench top. Use the left over poly from the floor on them. Oh. paint inside the cupboards to get rid of old smells – when you have large land content then the chances are you will turn the property to an alternative use later on so no point spending money on a new kitchen.
