    We have just had some Quantity Survey Reports done by a licensed Surveyor. Is there a general format these reports should take? The ones provided just give us an estimated cost of some repairs that were done about 4 years ago. There is no schedule of depreciation in the report. We showed this to our accountant and he said that it should have had at least depreciation tables for all of the necesary items. I am certain we are going to end up arguing with the author of the reports as to their accuracy and relvancy so I wanted to hear your thoughts. It would be fantastic if anyone could even provide me with a sample report that they have as a comparison.

    Hi Adrian..

    Have a look at http://www.depreciator.com.au for information, you can also visit other sites that conduct this type of work such as BMT, Washington Brown, Deppro, Cast etc.. However, I use Depreciator and Scott (of Depreciator)from this forum has always been helpful with all of my assorted Questions.

    Welcome, Adrian, I see that this is your 1st post.
    The best person to ask is depreciator.
    You could send him a private message. He is always very helpful, has helped me in the past as well.
    If you do a search on the Members, you’ll find his PM button or perhaps his email address.

    How much did you have to pay for this schedule? It sounds pretty useless!
    I think I paid around $600 for mine, but it has a very detailed schedule of depreciation that can be used for 10 years. It was certainly worth every cent I paid for it.

    Adrian,

    I just got my first depreciation report done by washington brown quantity surveyors in NSW. I got a bound booklet with a lot of stuff I dont understand but it definitely had a couple of schedules in the back depending on what type of depreciation you will be claiming. Its a very comprehensive report. I’m pretty sure my accountant will make sense of it.

    I have used Scott from Depreciator only last week on 2 of my properties and I was more than impressed with his timeliness and detailed report that he supplied.

    I recomend Depriator services, I will use him all the time now as he has his people all over Australia.

    Hi Adrian,

    Lamentably, there is no set format for depreciation schedules.
    Our reports set out in tables the depreciation able to be claimed every year for the next 20 years.
    Send me an e-mail and I’ll send you a sample of one of our schedules.
    BMT, Washington Brown and us are fairly similar in price and adherence to best practice guidelines.
    There are some cheap operators out there putting together pretty ordinary schedules. The vast majority of investors only buy one investment property, so these companies don’t seek repeat business. They get jobs on price, invariably disappoint, and assume you’ll never contact them again.
    Feel free to call me and I’ll let you know what you should expect as a minimum from the author of your reports.
