    Hi everyone,
    Heading over to WA next month to attend a friends wedding, whilst there interested in looking at properties in the Mandurah area.
    As I have very limited time and first hand knowledge of the area could anyone please advise me on any pocket areas to avoid?

    Do a search – as formites have discussed Mandurah many times, there may be some useful information to assist.

    Back to your question – “What area to avoid”?
    None at present as all areas are performing very well.

    For future growth I would look at properties which are as close to water as possible.

    What’s your budget?

    have heard certain areas like Halls Head are not too popular but was’nt given a reason why
    was hoping for a little insight from any locals.

    Hi pfp

    Halls Head one of top 10 performers over last 12 months CG 12.7%.

    I thought Halls Head was very popular, especially if you can get property close to beach. Median price $310,000.

    Have listed some areas that may be in your price range.

    Coodanup
    Dawsville
    Dudley Park
    Erskine
    Falcon
    Greenfields
    Meadow Springs
    Madora Bay

    My pick for future CG would be Falcon and Madora Bay.

    Unfortunately though for $300,000+ you would be looking at basic beach shacks, renting at around $180 per week.

    It would be worth looking at central Mandurah and contacting some agents in relation to older properties on larger blocks which could eventually be developed.

    Formites may be able to provide further info on this.

    thanks again Marisa,
    will certainly do research of areas before my trip,like the idea of older props on the bigger blocks would love to tackle a small development there in future but hubby worried because of the distance (reside in syd).
    will enjoy looking around when there, looks great, just a shame its such a quick trip and will have young ones in tow
    but will make the most of it!!

    There’s a MacDonalds in Mandurah, leave hubby and kids there while you look at houses then just the family through your shortlist. A lot less headaches.

    Also, do a search on where the new rail will go, although ou may like to be close so tenants have access to Perth, I wouldn’t personally buy the house opposite the station (too noisy), so check out where that’s going to be as well.

    Lake Lands is right on the new rail line and there building a station in Lake Lands. We have blocks opposite the station 35ks in growth in 4 mnths on vacant land is not too dad.
    (too noisy) some can past personal likes and dis likes.

    You can’t go past Warnbro for value for money and growth potential:

    1. New train station (35 minutes to Perth) being built December 2006
    2. One of the most beautiful beaches in Australia at Waikiki and Warnbro sound.

    I bought there in 2002 – 4 bed on 725 sqm for $153,000 – now valued at $260,000 and only 10 years old.

    Thanks for all the replies, unfortunately most of my friends and family are not too interested in property (too old school just ppor and pay it out)
    so its great just to see others with the same interests ideas, that’s why this forum is so great.[biggrin]
