    Just wondered if today’s investors are Really focusing on the research aspect of investing and how important it is? And to what extent are they doing so? Is it being done on their own or outsourced? To what extent is it done? Are we engaging specialists in the field or just doing it and hoping for the best…

    Hi GPS,

    I personally do very thorough research before buying. We look at median prices in the area, comparable sales data, demographics, council regulations and zoning, and suburb profiles, I like a 20% profit on what I buy and if my research dosent flag this, I dont buy.

    We have a mentor, but we are finding that we dont use him as much now!!!!

    I think research is more important now that general property prices have slowed or fallen. 2 or 3 years ago you could have bought just about any in the eastern states and you would have made money.

    as you know my reasearch is not as in depth as yours but I do very extencive reseach before I even look at an area.
    One interesting point how did you chose your mentor dr x and were did you find him or her.
    maybe a bit off the post but interested.

    What about things like family formation and population trends. And rental vacancies and returns, inclusions and depreciations?

    Hi Guys

    My question is how do you pick a area to research
    and how micro is that research. do you guys use a template for you research and if you do I could do with a hand as i am trying work out one for my self. And what avenues to use like witch serves i.e PR data, residex and so on. if you can help can you PM me.

    everybody might hate them but get in good with areal estate agent and you get most of this info for free and get as micro as you like as its your money you are losing if you don’t do enough.

    Hi GPS..do the research ourselves, as i enjoy finding out as much about the area as possible..

    Use council web-sites,REA’s (You can get great info from a friendly one, such as access to RP Data etc, Google is also your friend as is the state REI…as you would well knowthere is a wealth of “Free” information out there..Ialso concede that you probably get what you pay for in many cases..

    Exactly, in cases that you have the time to search, find, filter and collate the information on the area and then again on the property or development you are buying, vet the contracts and fly or go there for multiple inspections and make an informed decision, all that whilst having a job or a business then you are ok.

    Then imagine you have to do that for every property you purchase 1,2 or 6 times.

    If you are not focusing on Research close to 100% of your time then you are not given Research the credit it deserves.

    Our mentor/coach is chris white from the mint group in sydney.

    they run a mentorship program, we didnt do it!!!We signed up for it, then asked for a refund.

    Because we had multiple rental properties when we started (residential and commercial), we didnt want to be in a room full of people that had no experience, we knew about real estate, just wanted to do it better, so they offered us one on one coaching with chris.

    We had him for 2 years and can call him any time!!! He is what robert kyiosaki would describe as a sophisticated investor, and he totally transformed our finances and portfolio to a state where it is actually making us money!!!!! We were relying on capital growth previously.

    Chris will do one off consultations with people, but I dont think he will be taking on any more mentorees, he is just too busy with what he already has and his own commercial development projects which are huge!!!

    If you ring, make sure to congratulate him on the birth of his son Gabriel 2 weeks ago!!!! and say hi from Xenia

    Hank Wamsteker (probably not the right spelling) and Bruce whiting from the mint group may also do consultations. We found Hank very usefull, he restructured our portfolio from individual names to companies and trusts. He is an agressive investor and you could learn alot from him.

    Just a warning though, these are not cheap, and I really wouldnt recomend them unless you have your OWN PLAN and want someone to help you hit the ground running!!!!
