I just wanted to find out if it is worth installing a remote garage door.I assume you could try for an extra $5 per week.Since it is only $500 I’d get my money back after 2 years.
do you think it’s worth it?
Have to take it up with PM.What’s your thoughts?
Can depreciate it too.

They can be high maintainance, as opposed to a wall or a floor.
Lots of moving parts that can break and tenants claiming that the remote doesn’t work anymore (cause they dropped it) can lead to problems.
I personally wouldn’t bother for a rental..
Unless that kind of property was expected to have a remote garage. ie; targeted at inner city corporate accomodation.
Don’t bother for a family home.

This issue is very high on our priority list for our PPoR as the wife is a little peeved at having to get out and open it up all the time when we come home late at night when it’s either freezing or pouring down with rain.
Frankly, I can’t see what the big deal is ?? I mean, she grew up on a farm and is used to having to jump out and open up the farm gates.
$500 bucks…we’ve been quoted way more than that, will have to call around for more quotes me thinks.

I guess another issue is security.
The wife and kids are secure in the vehicle.
Could be worth $10 a week!

Dazzling, your problem is that you are too tidy!
We don’t have a RC door in our own home (our garage is so full of my husband’s [smash]”indispensabilities”[smash] that our cars don’t fit in there anyway), but our IP has one.It is very popular with tenants, but last year the motor broke and it would have cost over $400 to repair. I opted for a new motor, which was over $500.
So these extra gadgets and electronic thingiemebobs are all very great until there’s something wrong with them.
But yes, I appreciate the depreciation.

its 2005 and garage doors should open themselves…
its more than just security and convenience – i think RC doors are one of the things that keep tenants in your place longer..less downtime on rental, less re letting fees, more stability in my cashflow.

Where did you get the quote for $500. Have been looking into it for our PoPR and so far is a lot more than that. What do you get for the money, the whole door, motor etc or is it just the motor for an existing door?

We just installed one in our PPOR. Now I have one, I love it. Cost around $1200 in SA.
Not sure I’d install one in an IP though. They do tend to break down alot and are expensive to repair. Remote controls cost around $70 to replace.
You will always miss 100% of the shots you don’t take!
We will be installing one on our next IP as it also gives the property more “Street Appeal” this IP is in a great area though, Dr on one side, Architect on the other..I consider it a bit too expensive for some of the other IP’s though..
IMHO it has to suit the area..no use putting one on a shack out back of Muckenbidin..[biggrin]

I installed a remote for a single roller door to a duplex for a total cost of $385 ( supply and installed ) I also insalled a 1 1/2 hp. air con for toal cost of $899. The previous owners used to get $140 a week rent, I’m getting $185.
In a nut shell, I pay $90.00 a year in interest for the improvements and getting back more than $2,000 in rent. [biggrin]

Spoke to PM.She was unsure as to an actual increase in rent,but what you could try for is an extra 5 to 10 dollars week.Depends on what is appealing to the tenant.
