    I my experience in doing small subdivisions allow up to 12 months from start to finish. You basically need a surveyor and an engineer. You can do all the leg work yourself. You don’t even need a solicitor. The bank can release the mortgage on your land long enough for you to lodge the new subdivision with the revelant government department. You have to pay council their subdvision fees before they give their final approval but to do the initial request with council is not expensive. The surveyor may not need to visit the site initially to put a proposal to council. You may not even need a plumber to put the extra water on as some councils will do the work for small jobs. [comp]
