    In today’s West Australian:
    WA’s Boom Town (Reports hail Mandurah as the “star city” of the nation.)
    Mandurah a Mecca for many,
    In just 35 years it has gone from fishing village of 3000 to one of the fastest-growing cities in the State.
    Mandurah has emerged as the Nation’s “Star City” with a surge in new homes and a population forecast to jump 167 percent within the next 30 years.
    Sea change coastal cities like Mandurah, Hervey Bay, the Gold Coast and Cairns will reinvent them selves over coming decades as strong population growth and new house holds trigger a surge in demand for new houses.
    Can the City ,State and Federal Governments speed up planning approvals to allow new infrastructure to be built immediately rather than later?

    Well let’s hope they are able to keep up with us Developers. [exhappy] [exhappy]

    Once it is in the media, the ship has sailed. investors will be over-paying for the next 12 months before a correction occurs…

    GERALDTON has ships,to sail from there port.
    MADURAH has rail comimg , more people more families more children more growth MORE MORE MORE.

    That’s ok, you guys follow the flock and I will do things differently.

    PS: The ‘big’ rail line is also going through Geraldton!!! It is not just in one town.

    I agree, we all do most things differently.
    The thing I love most about Property Investing is going out and seeing the future potential in an area.
    Its all about seeing future potential before the news papers , thats not “hard” to do.

    I had clients buy there over a year ago. It is no longer a gold mine. It is old news!

    But GRASSHOPPER it’s where the action is.

    We are Developers there, we have no clients there. Its a GOLD MINE.
    We are also in other areas in W.A you will see them I the News to.

    From what I hear, there is OVER-development occurring in Mandurah. I can see another Gold Coast coming on!!!

    Yes, but we are pleased about that.
    You see this is W.A and W.A has suffered due to its huge Isolation factor Perth is the most Isolated capital City on the Planet. (We need population and Growth)
    This is Boom time again bigger than the Nickel, Ion Ore boom where only the big guys got rich.
    We have huge growth happening in W.A and Mandurah is the just a hot spot today there are more coming on the boil.
    You can see another Gold Coast coming on!!!
    We saw another Gold Coast coming Two years ago.

    By the Gold Coast, I mean too much development and the resulting problems. One thing Mandurah will never have is the tourist crowd that the Gold Coast has. It has nothing spectacular to offer.

    It has been dead for so long for a reason. People will quickly remember. It is a short term area in my opinion.

    Hi people – my first post. Thought I would register after attending Steve’s master class here in Perth today.

    Mandurah does have some real handy assets to support it’s “star city’ tag:
    On the coast.fantastic estuary & river waterways.The Dawseville cut
    1 hour south of perth – 1hr north of Bunbury
    Rail line from Perth coming next couple yrs.
    The Peel deviation road planned for 2007.
    But check out Bunbury….starting to hot up also!

    Hi,
    Mandurah has nothing to offer? WTF? Have you been there lately? I was skeptical too but visted last year in november (yes mediocre november here in Melbourne) and it was beautiful! 27 degree days, sunshine, blue sky, fresh air (no Mandurah stink like some claim), cheap lobsters. Wow, I had a blast it was one of the most beautiful places I’ve been. As more investment goes on I imagine the place will get better rather than worse.

    My fiance (who is from Mandurah so I might be biased) bought there before she met me and her property has doubled in value in just a couple years. We’ve since bought another property and the ones surrounding it have recently sold much higher (so I’m claiming growth of mine damn it!) I agree the ship has largely sailed. The papers only talk about a place AFTER it has done it’s star thing. Investing there now might be a tad late, though you can still find some gems. Look for the ripple effect. Surrounding areas still have a lot to offer.

    I think there will be a little correction going on in the next couple of years though, until the train line actually reaches Mandurah and commute to Perth becomes readily available. But after that surely more sensible growth.

    I live in Perth, and after taking a drive down there a couple of weeks ago – I do agree it still has some potential – though I do feel developers are starting to over price – for example some developers are selling apartments off the plan for $800k plus!

    It will be interesting to see how they go… I don’t think the local market would buy any of these apartments as the price is way too high compared to what you can get in Perth – though they may get eastern states or international buyers showing some interest…

    If I was going to buy there I would look and H&L packages around the canal areas – though saying that – your profit margins still might be a bit tight….

    did anyone hear the residex interview on ABC this morning? I didn’t, but a friend said that they believe Perth median house prices will in the medium term catch up to the Sydney median.Apparently they said WA property has a long long way to go. I would be interested in listening to it… it isn’t on the ABC websote as yet.

    It is my view (I am in Perth) – WA market has peaked. A lot of areas have been significantlly overpriced – Busslton, Bunbury, Mandurah, Rockhinham and some surburbs in metro. A lot of listings on the market for more than 7 months … Wake up
