    I was up late last night reading the Mappers section of this book & cheering for all their achievements. What confused me is the reported gross positive cashflow. Is this the total income generated from these properties & then interest etc has to be deducted or is this how much they are making after deductions & before tax??? Maybe someone can help me clarify.

    the gross figure is the total before it was ajusted for any expenses. ie all the costs still have to come out.

    Thanks for clarifying that for me Don & Liz. I suppose the next question is then, how much is acceptable to be making per property in terms of positive cashflow? One of the mappers was happy with $1000 per property. When I do my calculations on a property to see if it is worth pursuing, I expect more than $1000. What is everyone’s acceptable level?

    how long is a piece of string? Sorry I can’t help with that. It really has to do with the fundamentals and not just the cashflow! Hey that’s just me. The cash yield should just be a starting point or use it as a filter to work out what properties you should bother looking at further.

    For me it has to fit into my plan (geeze i sound like an audio program).

    Think, of how to get in, how to get out and what you will do while you are there. (reminds me of other times) No, seriously you must buy quality properties and as long as the cashflow lets you keep buying you should be okay.

    A piece of string must be at least 4 inches long- or it’s a piece of thread.

    Hi All,

    I just wanted to congratulate everyone who has participated in this forum. I never new that the length of a piece of string could be so vigorously discussed and actually somehow remain interesting!!![biggrin] As you can tell this is my first post, however I hope this will be first of many as I begin this rather daunting journey. (At least it will be interesting) For those who regularly post, thanks, it really helps us newbie’s…Keep up the good work!
