    Hi,
    My understanding is that a condition report can be filled in by anyone and becomes a legal document when signed by the landlord and tenent (otherwise just the landlord if the tenent doesn’t return their copy in 3 days). If I get a PM to look after my property but get my friend to do the condition report that I then ratify as correct, does my friend need any form of licence or qualification?

    I don’t think so and I can’t find anything that says they must. For example they aren’t acting as a real estate agent, just a general agent for the provision of an inspection report.

    As pointed out by Redwing, in WA the prices for reports can be a bit over the top.
