    $600K..*sheesh*..i was talking to a builder the other day who told me that on a $450K house you could save up to $180K by “Owner Building” i believe some Builders are inserting in a 20% variance for price fluctuations and the fact its taking 18 months to build?

    Ausprop does this sound right?

    sorry Redwing I don’t really know. Our homes are at the median level and wouldn’t even cost $180k to build! It wouldn’t surprise me if at the top end of the market they were doing that, but to owner build presents it’s own problems. Firstly you don’t have a fixed price building contract, so you will need the $500k or so in cash as I couldn’t find a lender to advance funds without it. And as you don’t have a fixed price contract you are personally exposed to the ever increasing cost increases which could add up to more than 20% by the time you have spent a couple of years building the mansion. Secondly you can’t sell the property for x years as an owner builder.

    Having said that, I am looking at using a cost plus contract on my next PPOR as I am happy to take a bit of a punt and the guy I have in mind is the most fastidious builder I ave ever met (and has a brain!)

    As a follow up to the 20% price variation, i was told by a family member that a builder they were talking to had included that variation and would be looking at up to $18K extra..?

    If you get onto realestate.com.au you will see photo’s of the $600,000 houses, they are listed with remax. They all look like they are taken at night. Must of already built them somewhere else and have reproduced the photo’s for the realestate.com site

    I bought my very first property in Yanchep. 15 years ago. I paid $7000 for a 800sqm block just behind the primary school and sold it 3 months later for $17000 +. I came out with my first ever $10,000 I had ever owned!!
    I currently have property in Karratha & Geraldton, all of which have doubled since I purchased them only a couple of years ago. I also have a commercial property in Karratha returning 9.2% on 3 + 3 yr leases, which I am looking to sell to fund my next venture if anyone is interested.

    I have something to add tho. They have been promising the extention to Marmion Ave and or the Freeway for as long as i can remember. I grew up in between Wanneroo and Yanchep where the old Lion Park used to be and they talked about the new highway back then

    I have recently been up the end of marmion ave and it looks to me like they have developed the land as far as marmion stretches. I also think that it does not look like it will slow anytime soon, therefore, for them to develop any further they will need to extend the road soon.

    Hi Guys,

    I’ve spoken to the main developers up in Yanchep, and Marmion Ave will be extended to Yanchep by the end of 2006.

    The Tokyo Corporation that own all the land in the Yanchep and Two rocks area are now beginning to sell off large parcels of land to Estate developers in the area.

    I personally know Andrew Hagen who is of one of the managers for the Tokyo Corporation.

    Andrew previously worked for Mirvac Fini and was the project manager of the Mindarie Keys development – which has been a huge success. Him and other key players in the Tokyo Corp have being spending a lot of time planning out the developments in the Yanchep area – and are now finally making their moves. The planning for that area has been going on for 5 or so years!

    From now on you will see developers releasing individual estates in that area;

    Since the start of this year the following estates have been released, with Ocean Lagoon estate being on the market for some time.

    I decided to purchase up there purely on comparison and resell values. If you look at Jindalee beach side – you are paying $200k for a 300sqm block with no ocean views – though up in Yanchep for $200k you can 730sqm block with awesome ocean views for $200k!

    I know they are a fair distance from each other, though once marmion ave is in it will be a 10 min drive between the two estates!

    presumably hospitals and infrastructure will follow… I know it was the deciding factor for my parents chosing Rockingham over Yanchep. Can’t go wrong with the price tho.

    Hi everyone.. I’m in Bunbury, WA..
    here’s my 2 bobs worth.
    I am sure whilst looking through the council notes that the Marmion ave extension was a condition of subdivision at Capricorn village, so it HAS to go through.

    Bunbury recorded some 30% growth last year and is still the cheapest place around. An agent friend of mine says people are still flocking into the town for work. we have the Worsley Alunima expansion,(they will some be the largest in the world soon) plus heaps of large mineral sands companies here.. and some of the builders have just shut their display homes because they cannot handle any more work (todays paper) We are still heaps cheaper than Mandurah on one side and Busselton/dunsborough on the other and we have all the large employers.. Plus the goverment has just launched a plan to turn the outer harbour into another fremantle. $750 mill, I believe..My advice.. buy an older style place and hang on for 5 years. You can hardly get rentals here now! The property prices have risen dramitically but the rents haven’t much…. yet!

    I don’t know if Yancep is ready yet. but could be good later.. The new rail line going south to Mandurah has stolen a lot of the attention. Work is progressing ok.. Tokyo have owned the land since Alan Bond sold it after the launch of the Americas cup. Perth really goes down south for it’s holidays. Busselton Dunsborough.. not many go northwards..
    My comments; If the Yancep agent is around, give me a buzz, I’m interested..

    Perth still seems to be happening, if slower. The amount of work here is amazing. For the first time in history, we are pulling people from the East by the droves and a lot of companies are looking overseas to get the labour they need. The mining industry is booming. I mean BOOMING. China is chewing up our iron ore and gas faster than we can get it out of the ground..

    we’re fedup subsidising the rest of Aus..

    Hi Guys,

    Further to the info on yanchep – have a look at the first stage of burnsbeach estate – being developed by Peet n Co.

    The first load of lots went out via ballot – now they have just released the second lot – 650 sqm blocks selling for $550k!

    Dunno if it’s me – though these prices seem crazy! you can buy 2 storey homes in mindarie just up the road for the price of the block here!

    Either way, once marmion ave is in this place will be about 20mins down the coast – so when ya start comparing $180k for a beach block in yanchep – to $550k for a block in burns beach – it makes you wonder!!!:)

    Hi everyone
    Yes I know the Yanchep and Two Rocks area very well, and this place is set to absolutly BOOM!!!! This place has been very quiet since the Alan Bond days of Club Atlantis, Dizzy Lamb Lion Park etc etc. Those in the know are quietly going about snapping up the ocean front blocks, and the older established houses in Yanchep and Two Rocks which is about 8 klms further north. Two Rocks has the marina servicing the cray boats and has a small shopping center, servicing the Two rocks community.
    In my opinion with the new Saint Andrews project coming online, and Marmion Ave due to be completed by early next year, along with pristine beaches, and safe swimming for the kiddies in Yanchep lagoon, this is a place that is definitly worth looking at. Good luck and peace to you all

    I see Capricorn have new release coming up in October. Do you have any information on this ie whether titles would be available etc..

    Did you happen to read today’s paper, it gave a brief overview on developments/projects in this area. Its got me interested now.

    I’m interested in Yanchep as well. I like the idea of anything coastal, and Yanchep does have the lagoon.

    The reason why I bought in Quinns rather than Yanchep was proximity to CBD, and its impact on furture sales value. Yes, Marmion Avenue does make it a shorter journey, but equally it opens up a large area of coastal land for further development. You can fit several new suburbs between Quinn’s Rocks and Yanchep.

    I also don’t really understand the nature of the local Yanchep economy ie is there enough jobs to support all these new people who’ll be moving in, or is the plan for new Yanchepians to commute to Perth to work?

    On a more positive note, as an ex Victorian I know that people will happily buy beachhouses 3+ hours from the CBD as weekend getaways, so if you can build something with ocean views in Yanchep it may may be of future interest from this point of view.

    I’m interested in other people’s thoughts on ‘Why Yanchep?’. I’m moving into my IP in Quinns this afternoon (I’ll be a Perth resident for the first time ever as of about 7pm – yeah![biggrin]), so I think a quick dash up the coast to see what’s happening at the Capricorn development may be in order.

    get your hands on yesterday’s West where it provides full summary of the impact of St Andrews.

    By 2012 – 2 shopping centres, extension of Marmion Ave, Mitchell and railway line. Approx. 20000 new homes to be built.

    by 2030 City centre to be complete, 50,000 plus jobs to be in place, 2 marinas.

    Existing town centres of Yanchep and Two Rocks to be given facelift, enhancing values.

    Have not included all items, but worth a read for those interested.
