    Hi guys,

    If anyone is interested in the yanchep area – i noticed that they have just starting advertising a new development up there – this seems to be the first one of tokyo’s corporation releases – http://www.capricornproject.com.au/

    Apparently, they will be using funding from this to contribute to the development of marmion ave – which when it happens, i believe it will increase the value of property in that area dramatically!

    sorry, this is really off the topic…. and thought you may be able to shed some light on what is happening at Preston Beach.

    Overseas investor has spent $Ms purchasing land which will be developed, 800 home lots – joint venture with Sattery.

    I was told by RE that she has stopped taking names of people wanting to purchase a shack in this area. Missed the boat again!!

    Anticipated to be another Dunsborough????

    What do you think?

    Interested to hear from Perthians.

    Hi Marisa..went to http://www.whereis.com and had to keep zoooominng out to see where the heck it was…[biggrin]

    Ausprop or anyone..have you heard anything about developing the area near Henderson?

    John Roberts VALE looks to be doing well in the Swan Valley..

    Lot’s happening in WA..hmm where to buy next???

    HI all, listening to Gavin Hegney on radio this morning – he stated that Perth market going through a second boom cycle, what do you all think?

    He also believes the south-west region will experience more growth than Perth over next 12 months. I am also hoping this is the case as I am now building in south-west.

    sometimes I wonder… villa prices in Cannington seem to have jumped another 10% overnight. I think there may be a lagged response from increased building and land costs now filtering through. This really must slow down…. when I don’t know. And I want to buy everywhere!!

    Redwing – I don’t know a whole lot about Henderson, though I know they are looking at redeveloping thw whole strip from South Freo to the new marina at Coogee; Hegneys have previoulsy tipped South Freo to be the next Cottesloe. I have a saying that “Fremantle is close to no one”, but that’s just my personal opinion. If I worked down that way I think South Freo woul be a great place to live.

    Yes VALE is doing very well in the Swan Valley.
    We bought a block there 6 months ago for $115,000 and the same sized blocks are now selling for around the $150,000 marks.
    Looks like there are good quality homes being built there to add to the value as building restrictions are fairly tight.

    I’m with you on that one marisa! In the northern corridor nothing seems to be slowing down…the demand is still there and prices continue to grow…

    there’s another new release just above Iluka where blocks there are in so much demand that blocks will be sold off via ballot! Their starting from $300k upwards!

    NORTH of Perth is the ‘New South West” :)

    Areas Like BROOME, PORT HEDLAND, GERALDTON, KARRATHA “all” look good..

    Yanchep could be a winner..whats next Two Rocks..even Seabird, Jurien bay?

    Nooo Redwing, I haven’t gone Gerro yet! I still have to bluster Bunbury, Waikiki and Dampier enough to be able to buy there yet

    Hi Wayne
    I am a local real estate sales rep in Yanchep and I have been following your negotiations. Well done! Your lucky I wasn’t the selling agent or I would have known from the entries, how high you could really go. As for the homes selling in the area for $650,000, that is not true. There have been plenty of properties listed in that price range but none have sold anywhere near that figure.
    Still there has been good growth in the Ocean Lagoon Estate.
    There are a lot of development that is going to be happening in the near future. As well as the Capricorn development there is another 6 or 700 homesites to be released on the south side of Two Rocks. Marmion Ave should be here by the end of 2006.

    Hey guys .. Yes i think Yanchep is good, especially with the marmion rd going through. However it is like most thinks you have to get in before anybody else.
    I have purchased in Secret harbour & cant understand why some houses near the beach are still under 300K.
    Dont like Jurien bay, too much seaweed & the place seems backward. I prefer Greenhead a little further up

    I missed your post! thanks for the reply…

    I recently spoke to a developer up there that is currently building 4 two storeys in Ocean Lagoon with all these properties being priced over $600k.

    The properties are veiwable at http://www.asgpropertydevelopments.com/homes.htm

    He said that he has had alot of interest at this price – do you know of these houses? Apparently they will be finished by Oct this year…
