    Hi All,

    Just started to look at the 20-25 yr plan on Queensland that has been distributed by Premier. Definately spending a truckload on infrustructure.

    What do people think on this forum in terms of opportunities that come out of this? Areas that will enjoy signficant growth in the next 10 years following this strategy investment?

    seriously…

    logan, ipswich, (for both short term and long term growth.. but nicely annulised..)

    but for very short term growth.. (rockhampton, both south and northside.. though preferably north…)

    For me I like the look of the North side of Brisbane,places like Nundah,Aspley,Chermside ect.

    Also like the look of sunshine coast hinterland,places near rail.

    There’s big plans for the South West in terms of zoning, higher density that is. I’ve seen good large blocks of land in these areas for under $150 000 and I got to thinking…

    Opportunities for the future are ripe for the picking now, at fairly decent prices.

    I’m with SIS on this one.

    Ipswich forcast is 3417 houses this year (nxt 12 mts) Beatie is pushing development west.

    Ipswich has, paper plant, aerospace centre, coal mine, aluminium works, river city expansion project.

    Not including the beach areas the strongest growth IMHO will be Ipswich, Logan, Beaudesert areas.

    There is also an infrastructure plan, which you should read in conjuntion with the regional plan….

    We’ve read the SEQ draft plan numerous times….

    Everyone is saying : IPSWICH / West Corridor

    BUT : Traffic is a MESS at moment……

    The one question you need to ask though, is why do most people come to QLD ? for the Sun, and SURF…… do you think they all want to live out ipswich way ??

    The other key point of the plan is re-develop of existing blocks….. AGAIN… most people DONT want to live in a shoebox……

    Overall the plan is good, but do not take everything in there as gospel….. afterall it is still a DRAFT PLAN…..

    It is looking good for SE Queensland. Ipswich is the talk of the town, I’m not sure whether the good areas are on the south of Brisbane.

    Are you an investor or a speculator – the numbers will give you the answer.

    Land banking is not a bad idea – but you don’t get cashflow from it.

    Why are you in the market – is it cashflow or capital growth. It is unusual for us to get both – but we wish and keep looking for them.

    Savvy investors will also realise the positive effect the plan will has on land value on the Gold Coast.

    Hi,

    There are definately few areas that will be increasing in price in not too distand future…

    If you read the SEQ Draft you will have a fair idea of what is going to happen and what areas will benefit as a result more that the others.

    Ipswich it’s a good start but areas that are close to the coast would be most favourable.

    If you want to head more inland then look at areas that are near established towns that have good hisotry etc.
