    Hi

    I was just wondering about the pros and cons with battle axe blocks

    I have seen a battle axe block going very cheaply in a growing area close to the beach on a 700sqm block in Port Kennedy. Had a look at it don’t seem too bad apart from maybe an ackward driveway and no real road frontage.

    With resale are people inclined to pay alot less for a house on a battle axe block or is it not that much of an issue. The block is 40 000 less then any other block in this suburb

    Hi

    A battle axe block is often when you have a block that is say 800sqm and the owner subdivides the block and builds a house on the back half of the block with a driveway down the side. Looks like a battle axe

    Would reccommend finding out about the neighbouring property owners (front and back and sides)- they could be a problem for the current seller. In addition have a look at what a block in the street behind is valued at, which effectively has the same distance from the beach, I would imagine they would/ should be the similar.

    I’ve recently done a bit of work into this kind of block. A couple of agents told me they don’t go for as much as a block with frontage – if you talk to about 5 agents, they will begin to shape your views on what you could/should expect to pay for such a block.

    they are a little dearer to develop as you have to run the drive right down to the back and put the drains in etc and they are a bit more awkward for the builder, but a $40k discount on the blcok sounds like you may be looking at something good. here’s so,e sales evidence for you to look thru:
