    What checks do we need to do before we buy land…for established houses we do building inspection and pest report..what about land ? What conditions should i put ‘subject to’ when i put in my deposit for buying land.

    Usually subject to a soil test. That is just in case 20 years ago it wasn’t used as a hazardous material dumping ground etc.

    Soum,

    Have you considered employing a surveyor to check whether the fences that are currently in place actually reflect the parcel of land that you think you are buying ??

    Also check where sewer lines run to make sure they’re not through the middle of the block

    So we generally might need to do
    1.soil test
    2.land survey
    3. land valuation
    4. ??

    How much do each of these things cost usually ? Do i have to employ different people for all these different jobs or does someone do them as a package as well?
