Hi All
i am looking at getting into some bird-dogging arrangements, as i am currently out of work, studing, competing as an elite athlete, so obviously require a bit of cashflow to maintain this.
i have thought a little about the bird dog arrangement, and thought that something like this would be perfect to keep the ball rolling and giving me some good experience, as i am only 19, so still very very inexperienced.
So, i am asking for a little help, in a sense of, How do they actually work? how do i find someone to work the arrangmenet? can anyone help with this, or any tips, suggestions, tools of the trade, i am open to as many suggestions as people are willing to submit.

Hi, Darryn. To be a bird-dog means finding good deals to people who don’t have the time to look for them. In other words, you have to know how to find a good deal FIRST before you can be a bird-dog. What are you bringing to the table? Just having time and a good attitude isn’t enough (though it’s a great start).
My suggestion :start looking at properties. Get some knowledge, and network.

Maybe a good suggestion that a site like this one could host some sort of contacts or oportunities page that would bring investors – developers – builders and bird-doggers together.

Hi Darryn,
So you want to be a bird dog as a means of getting the ‘ball rolling’ – if this is the case you have an instant issue with credibility.
Not meaning to be harsh but I for one would not even entertain using someone who isn’t a proven property investor.

Though as some other posts have hinted, you will need to be able to professionally report the deals to possible buyers/investors.
Are you finding many (any) investment properties at the moment?
How are you doing/reporting the figures on them?
What makes you and your deals more appealing to an investor than another bird dog with proven experience?
I don’t want to sound like I’m hosing your idea down – just be aware that it is VERY HARD WORK, and it’s time consuming. And that’s after you’ve learnt how to analyse property and deals…

You could probably hang out with some experienced bird-doggers and see what they do- be like an “apprentice” or something. Basically, bird-dogging is being an expert researcher and having negotiating savvy.
Derek said he wouldn’t use a bird-dogger unless the person was an experienced property investor- and I agree with that partially… experience in RE in some capacity would be an advantage, but a knowledge of the RE *market* would be an essential for me to utilise the services of a BD. I am not sure all buyers’ agents, for example, are massive property investors- howver, they would be skilled negotiators.
Having said the above, I am being merely theoretical- I do my own research and would be too neurotic to allow someone else to look for what I look for in a property or an area. For example, I check out the voting patterns in areas I am buying in etc- kind of obscure stuff
Maybe ask a buyers’ agent if you can hang out with them for a bit. See what they say

what is an experienced propery investor? someone who actively buys property bacause they are cashed up? Or someone who can spot a good deal whether they have the finance to buy it or not?
I wouldnt get too down Darryn, if your willing to put in the time and effort to learn the proffession, you can sell great deals even if you cant buy them yourself. Im often conserned with the “wealthier” bird dogs, how many of the great deals are they buying for their own portfolio? And how do the deals they throw to their clients compare to the ones they buy themselves? I dont mean to be cynical, but I doubt they are equal!!!

phone 0412 437 582Dr X, whoooaaaaa there doggie. I have an established portfolio(may API) and find deals constantly. Whether I have available funds to do the deals myself or pass them on to my clients, its the same on both counts.
I find and negotiate deals because I love to, and your last post I found offensive. As you havent considered that the research and deal creating are the buzz I enjoy, maybe yours is being jealous of missing a few deals somewhere along the line.
Im not really fussed, but to say that those of us that work professionally in this market are frauds due to saving the best deals for ourselves is just BS. There is a Cairns deal I would love to do right now but dont have the funds.
I have happily passed that onto a lady in Tokyo to consider and have no qualms about it either.
Ok so im not cashed up at the moment, do I stop finding deals, no.
Think about your posts a bit more before critisizing others.

Highlighting the skills and necessary time involved will better serve to answer Darrynp’s initial question. I think a bird-dogger’s reputation will inevitably speak for itself. I just thought it was detracting from someones initial genuine enquiry to what is actually involved in bird-dogging.
