    I think I have stumbled across a potential IP.
    Someone help me out how I can make this +CF
    Contains: 4 Bedrooms, 1 Bathroom, Double Garage

    Priced at: AU$108,000
    Location: Queensland, Aust.
    Rent: AU$140 – AU$150 p/w

    Notes: Property has never been a rental

    Techhowse,

    Find out how much it will cost you to own the property, eg. loan repayments, property manager fees, repairs etc, then if its less than ($150 times 52 weeks) from your cashflow, then you have yourself a deal. Look for an excellent loan with a lender, find ways to cut expenses, then your on your way to making this property cashflow positive.

    Get the numbers ready first. Then see what you think. Easy. Not really but thats in simple terms.

    Turn double garage into two extra bedrooms and let by the room. 6x $80-100 pw should give you enough to be C+.

    Depends on the lay out…..

    Say, if it was two storey there could be the ability to create two separate tenancies. Rent the both for $120 or so. Possibly would need to add a small second bathroom and kitchenette, but could be worth it in the long run.
