    Hi,
I have been reading about this subject but would like further opinions.
Like other posts, there have been questions about the number of properties for sale.
I have found a property that is under $200k but have had it valued by Residex and the value decreases. Given the proposed projects, I would have thought that the price would have at least stayed the same.
Is the area flooded with properties for sale?
    Any help/opiniong would be great.
    Thanks,
    kidders

    Hi Kidders

Is this a new property? If so the price maybe inflated so the developer makes a profit. I would look at similar established properties in the area and see what there sales data is like

    cheers
    Rick

I was out at Coomera last week having a look around. A town centre nearly as big as pacific fair will be going in there in the next few years. I was also talking to a big property developer today who has land up there and will be subdividing it in the next year or so. His opinion that this is the place to purchase property over the next 12 months.

There is heaps of land for sale up there at the moment. Didn’t see too many houses for sale.

The last time I was up there (November), most of the subdivision (except for townhouse development) for houses were in Coomera Waters, which were a pretty penny.

Despite the amount of development, I think it is a solid area to invest in. (I need to disclose that I do have a 3br townhouse in Coomera as well!)

Hi i live just 10 minutes for coomera and have friends living in the area. my friends a paying $220 a week for a town house and house rentals are much hirer. suburb wise it is in my opinion that it is in the upper price bracket for rentals and buying.
i have looked around and to find a property at 200 thou it sounds extremely good but of course it really depends on the position in coomera

hope this is helpful and sorry for rambling on so much.
