    I like to know what was the average yield of IP 5-6 years ago and now across Australia. Can anybody tell me the figures?

    Try APIMagazine. I don’t think they did rental yields, but if you can find median rentals and median prices you can work it out.

    Questionable whether the result justifies the effort and time which is probably better spent trying to find new investments.

    Hi Zen,

    Suffice to say they were better then than they are now.

    Five years ago (and without facts at my finger tips to back the statement up) I’d say about 1.5X what the return is now.

    I remember apartments in Dandenong yielding 10-11%

    Houses, depending on area etc, from 5-8%…melbourne metro area, which is where I was living at the time.

    5 yrs ago I was easily able to make 12% or more gross yield.

    Now, based on today’s market value, it is 6%.

    This is only due to market values rising faster than rental returns. You cannot have a market boom like we have just had and expect peoples wages to increase at the same rate, so rents can also rise at the same rate, although it would be very nice.

    If you want to get out of a hole, first stop digging.
