    So does anyone have an IP houses let predominantly as a corporate let.

    This is similar to the serviced apartment model, or the holiday let model.

    ie. Let fully-furnished with all utilities (gas, elec, water, rates, internet, phone line – not calls, cable(?), cleaning) to a corporate for executive/temporary relocation of staff.

    It’s reasonably big in the UK, as many more properties are let furnished there. It is an extension of the serviced apartment and is usually for execs on temporary job relocation for a year or two, usually with family. Shorter terms are usually covered by a serviced apartment as this usually means no family.

    Idea is obviously to maximise rent and also depreciation, main problems are getting clients and potentially long vacancies between lets.

    Any experiences or thoughts welcome.

    Too much risk – usually short-term tenants.
