You’ll only need contents insurance on the stuff that you own – if you are renting it out fully furnished, then I would say full contents insurance is a good idea.

Landlord insurance is like most other forms of insurance – it is not necessarily a legal requirement, but it’s a bloody good idea.

Age doesn’t negate effort – you can never be too young or too old.

CGU provide building, contents and also land lord protection insurance.

I have found this cheaper than purchasing the land lord protection insurance from my property managers. I have saved nearly $200 a go each time.

I believe land lord protection insurance is a good idea, particuarily the loss of rent option.

    Femaleage,

Try these two insurers (contact details are found in the “contact us” section of the website).

    http://www.rentcover.com.au/
Has a 1800 number listed on the site

I’ve used CGU and Terri Scheer. Front end is okay with both, though TS is more expensive. Hard to say who’s best as I’ve never had to make a claim. Most landlord insurance providers won’t touch a property that isn’t managed by a PM.

Contact Mark Webster in Asp, he did all my insurance with CGU. Their easier to talk to rather than going straight to CGU.

    Hello ,
I’ve been with EBM ( “Rentcover”, Landlord Contents ) for about 5 years. I’ve made some claims and they’ve been very good . Used in conjunction with good PM is essential as any dispute with tennant can mess up claim also if not handled correctly ( + record keeping etc ) I then have insurer report and pay direct to me , not via Agent .
    Cheers,

We just started with EBM, (NSW) $290 comprehensive cover. Good to know they’re good with claims…CGU quoted us $700.

Maison, did both quotes include building insurance? would that explain the difference? I got a quote from CGU which came in at $500 which included building insurance. Does your other insurer quote online? do you have a web address?
Thanks for the feedback, I’ve found it very helpfull

    Hi 20 year old

I’m focusing on the part of your post where you ask if it’s essential to have Landlord’s Insurance. I posted a question on the same topic which ran for a couple of months, and generated a number of excellent replies on this question. Visit the replies at:

    https://www.propertyinvesting.com/forum/topic/13982.html

I’m an experienced investor who’s very, very comfortable with no Landlord’s insurance (my wife and I self-fund it). In the aforementioned thread, we came to a sort of consensus that:
    * When you’re a newbie, you probably need it for your SANF (Sleep At Night Factor)
    * As you become more experienced / fearless, have a close look at the maths of self-funding Landlord’s Insurance, while NEVER NEGLECTING the more basic insurances.

I hope you enjoy reading the posts.

    Cheers
    Greg
