    Hi My name is Nick I would like to find out how you can possibly find property for sale that is positive geared by using the 11 second formula. I looked at over 1000 propeties and using this formula not one property would have gave passive income. Yet your book sates 0 to 130 properties in 3.5 Years. How many properties did you lokk at before reaching 130 It must have been millions????

    Hint #2: look at year the 0-130 book was written and the price of properties at that time.

    As Myydral said, use the SEARCH function (left hand side of screen) put in the keywords “11 second” AND in the area asking SEARCH IN select the option SUBJECT ONLY and you will get numerous pages of posts on the topic.

    They’re definitely around, Nick. I just sold one. Some of them don’t hit the open market – I sold through a buyers agent.

    Hint 3: Look in areas away from capital cities or major regional areas.

    Just because a property meets the 11 sec rule, doesn’t mean that it is a good property. beware.
