    Hi,
    I have a house on a fairly long block. I am thinking of building another dwelling out the back of the block. I am single and I dont really need the three bedrooms with the house. So I was thinking that I would move into the dwelling that I build and then rent out the house. Are there any legal issues with this? Is it possible to do this? How do I find out if I am alowed to do this? Im not particularly trying to make it all cashflow positive or anything. I just dont want to rent but I also dont see the use in paying a full mortgage for a big house when its just me.

    Any comments would be great.

    Contact your local council/city planning department to find out if you can subdivide the land and what can be built by right.
