    I am stumped!!!

    I have a client that wants to purchase 4 units on one title (i.e. all 4 units on one title). The value of the purchase is $495k and they are located in Newport, VIC (3015).

    The client needs a low doc and maximum LVR. Serviceability is strong.

    The maximum LVR I have found is with ARAF at 75% (and interest rate > 8.25%).

    The main issue with this one is multiple units on one title.

    My next one is on negotiating with lenders. I think it pretty useful. I missed the deadline for the Sept issue so it will be out in Nov.

    hehe! Missing deadlines- ahh, yes- I know it well. So do you get in trouble when you miss a deadline? Or do they say “oh, that’s just Stuart- he can’t help it.” :)

    When I spoke to the editor about the article in July she said that the Sept issue was full already so I guess I didn’t really miss a deadline I committed to.

    Kay, if I commit to doing something I will ALWAYS get it done on time. I never miss a deadline! :)

    Ahhh- good on you Stuart :O) Deadlines are not really my forte.

    Anyway, I should duck my head out of this thread. The only way I am even qualified to be in here is because I am “broker” than you are.
