    Is anyone out there with subdivision experience in the Knox area (VIC)? I would very much appreciate some advice regarding the potentials and rough estimate of costs for this little gem, backing onto a reserve…

    You need to get a copy of your council’s LEP. This document will tell you what is permitted by the zoning of your block.

    Alternatively call the duty planner and run it past him – they are very helpful in my experience.

    Here in NSW it is the Local Environment Plan and it specifies the land uses etc.

    It may well have a different name in Victoria.

    Thanks Simon….I have found out more today about this property. It has potential for up to 8 unit sites (350 m2)….got an estimate of costs too. It works out about $60,000 per unit site and as a bonus you get the 3 brm house….sounds fair to me…unfortunately I am not in the position to buy it so if anyone interested please email me. It’s in a very good area.
