    Iam looking at a property currently owned by a bank.They want to sell then lease back long term.
    The returns look fantastic…Is it too good to be true? Whats the catch?

    What are the details. Eg lease lenght , %return, outgoings paid by who ?
    Finance will be more expensive and deposit will need to be 30% but I think commercial is the +cf to be going for if you can.

    AND when the bank moves out you will lease to …..who ??????

    Empty banks make good pubs and cafes

    Make sure the sale price is not based on an over inflated rent. It won’t leave any room for growth
