    Anyone from Albury Wodonga?

    Thanks to Padma showing some kind support and a place to hold a small property group meeting. The meeting is on this Saturday the 22 of January/2005 at 4PM.

    The idea initially is to meet up and have a chat over a cup of coffee, with like minded investors!

    I went to school there for a while, and am very familiar with the surrounding towns and region. Are you interested in anything specific?

    Hi Kay,

    I realized I should have wrote the reason. I just moved to an area about 60 k’s out the road. And I was wandering a bit about the Albury Wodonga as an investment piont of view and as an area to live as well, so to get familiar!

    Interested in meeting up with anyone into investing in property, that want to have a chat group meeting counter lunch or something.

    Apparently they got some damn good port here, at Rutherglenn. So will have to get some of that for the boat :).

    I’m in Leeton and have relos in Gerogery. It takes about 2.5hrs for us to get to Albury. Sounds like a long drive if you are from a major city but out here it is just something you do – for anything from a good shopping spree to specialist medical appointments. Depending on what you are thinking of running (and how often) I’d be very interested. I went to a weekly PI investment club meeting when I was in Sydney and, although they were HEAVILY into -ve gearing and CG, it was still a very encouraging and motivating environment. Not to mention the amount that I learned about many aspects of PI that apply no matter what your strategy.

    BTW what side of Albury are you?

    West side, so Inland, about 60 kay’s along the Murray.

    Population of Albury Wodonga is 30,000 and the surrounding district’s a lot more, so surely there would be some people interested in property there.

    Well I’m fairly casual about what type of arrangement it is. Could be a Pub a function room or someones house or a barbie if the wethers good in the next few months.

    Don’t want it to be really a formal meeting but more a casual get together on occations to share the interests and chat with people who are interested in property.

    Well your next good shopping spree, you might as well drop in and have a chat Sonja!

    Jaffa, I am more familiar with the other side of Albury – the bushy side- Henty, Holbrook etc. The city of Albury itself is quite lovely- with the Murray running down the middle. As with cities like Wagga, the CBD holds up well in terms of value maintenance. As you may have seen, Albury has some really industrial outer areas on the highway [thumbsdownanim Stay near the river and you’ll be fine. Albury has cheaper prices that Wagga and the population is smaller. It has a victorian “feel” to it though, so probably has more Victorian investment interest in the case of resell. As with a lot of regional areas, it’s built on footy and has a fairly large yob element- hence, stick to the CBD.

    Albury Wodonga has an aprox population of 75 thousand ppl, for many years wodonga has been out growing albury, but recently albury’s prices have came back into line with wodonga. Albury is known as a transit city where travelers and truck drivers take breaks going thru to melb and syd. Both alb/wod have major industry ranging from BTR a gear box maker to uncle bens. There are two major unis one in either town that cater for city kids. Recently the surrounding areas have seen major increases in property prices, my choice right now is a place called thurgoona. Its approx 5 km from albury cbd and just recently the albury uni has moved out there. Also another point of interest is the bypass that has been planned which will cut thru the middle of east albury, this by pass runs straight past thurgoona, so my thinking is that alot of ppl will be looking at thurgoona as this will now link them to both alb and wodonga cbds with in minutes, but have all the benifits of semi rural life. cheers

    Hi Jaffasoft,
    I have lived in Albury for the past two years. I know Central, East and South Albury like the back of my hand. We are involved in a few development projects in central Albury. Cashflow positive deals are difficult unless you do something creative, or buy in the most dodgy parts of town.
    The population of Albury is about 45000. The region population is about 90000.
    The uni has not yet moved to Thurgoona, but plans to in the next few years (and sell of the existing period buildings in central Albury). Thurgoona is not a desirable area IMO. It reminds me of Cranbourne or Narre Warren. The Albury Wodonga development corporation has just announced that it will release , I think, about 500 new house lots over the next few years. A recent land auction by this same corporation (with probably 20-30 lots on offer failed to attract anyone to even register to bid and these lots are <$80,000).
    The national bypass freeway project will definately make some areas more desirable and others less so!
    We have yet to find many like minded people with whom to meet regarding property and so would be very interested in some kind of meeting thing.[biggrin]

    Agent smith, i dont know what you are talking about. The Uni has been relocated for 3 years now and with other development to follow, thurgoona to me, will be shown great groth in the comming years. The golf club has recently under gone a multi million $ upgrade and land is being snapped up asap. You say you know central, south and east albury like the back of your hand, well i just hope you are not buying your properties in these areas. !/ south albury( drug dealers corner re: plummber st and surrounds) is known to flood when ever a big down fall hits albury, also have you bothered to see what a internal by pass will do to east albury???? (yes thats right split albury and east albury right thru the middle. You watch the service and development move out to thurgoona in the comming decade. If you had any sence at all as a “developer” you would be talking to CSU for there needs for student accom.

    Hey John,
    I didn’t mean to be critical. No need to get so personal!
    I just said that Thyrgoona is not a desirable investment area IN MY OPINION. Although with certain kinds of property this would definately not be the case (as in any area). What I mean is that I personally would not buy a house to sit on and speculate that it will increase in price.
    I am aware that there are things are happenning in that neck of the woods. I also know that the Albury council is planning to encourage significant population growth in that area over the next decade or so. If you are planning a large residential subdivision or commercial venture this may be the place to be. I just think that from a single dwelling investment point of view there will be huge supply and possibly not the demand to match, especailly in the short term. But hey who knows? That is just my humble opinion.
    I must admit that Thurgoona is an area that I have only looked at on the surface and thought …..”not for me” then moved on. My mind is open to be convinced otherwise.
    Also, CSU has moved part of its campus to Thurgoona, but it has definately not RELOCATED there as yet.I live down the street from its central Albury campus. I can assure you that it is still there!
    We are working on the student accomodation thing!
    John, although you have some valid points regarding the areas that you mentioned, which I entirely agree with, I think your comments about Central, East and South Albury are generally not true… but hey, you are definately right about the freeway!
    We all have our own opinions and we can only do what is right for us. Debate is good….
    it can only encourage each of us to open our minds to possibilities we may not have previously been open to. [biggrin][confused2]

    Thanks for your advice guys, there’s some interesting discussions.

    Whoever biult the road thru there did not a very good job, it’s got elbow turns all the way along it. Poor truckies! But that explains why there’s so many truckies going thru there, from Melb or Syd. A new highway to get truckies from one side of town to the other would be an improvement. Also a few thousand gigaliters of water in lake hume would be good [biggrin], she’s a bit dry!!

    Apparently the area gets a bit tauresty. I did see that Uni, i didn’t take much notice if it was active (actauly i think it was after 10pm that i seen it). So wouldn’t have been much action then!

    I heard Beachworth way was where people are heading out to expand and developing. Agent smith or anyone interested, drop your email in, and i will get in contact and see if something can be arranged. A meeting or something, or evan a drive around the area and a chat would be good, sometime!

    Let me know if you do establish a group or something.
    We are new at this game and could use all the support we can get.
    What do you think of the investment potential for albury/wodonga at the moment?

    Hi Jaffasoft, Collie, Agentsmith & John Howard
    I am from Albury. Been in Albury since 1988 (we migrated straight to Albury) and love the place. We have 2 IP’s, recently moved out of our PPOR and converted it into an IP as well, so that makes it 3. Doing the 2 IP’s up forUni student accommodation and have got very encourging results so far, 7 out of 10 rooms filled in almost. We are currently renting a place at the foot of the monument overlooking Albury district and loving it. As far as IP’s go, I think it is hard tofind +CF properties currently, unless we do something different like uni accommodation. I would love to meet you all and form a like minded group and toss ideas together. Yes, the Uni in Albury is moving completely to Thurgoona but the studentaccommodation services advised me that atleast 50% of the students would be looking to living in Albury as all the night life is in central albury not in thurgoona.
    I don’t exactly know how the highway divides albury (didn’t bother to know so far because the talk is been for only 25years now, no action as yet) but I think east albury is attractive in termsof investment because of the supermarket and the new proposed homemart kind of development there as well, so i think it would be a suburb in its own right with access to both thurgoona and cbd of albury.
    When can we all meet? I am open to suggestions. May be you all can come down to my place and enjoy the views from the balcony.

    Hi Guys,
    Don’t be afraid to get together and form a group. That sounds like a great offer Padma. Would you like to form the group. And take over as head organizer [biggrin]?
    I have left Victoria now (something come up) and I may be away for a further 2-4 months. Sorry about my intentions and that and not being able to arrange the group meeting as yet.
    There is 4 or 5 interested people now, so that’s enough to form a group and make a meeting! I have organized a Property Manager to come and speak to the group, she is more then happy to come and chat about the Albury Property Market etc and said she is available anytime. Just let me know , Padma and i will put you in toach with her!

    Hi Jaffa
    I don’t know about leading a group but certainly would be interested to meet this Property Manager. I also had a message from another couple from Wodonga interested to be part of the group, so looks like 5 to 6 people. But I am not sure what we do in the group? Any guidance there if you have experience or let the group decide once got together. Please let me know the details of this lady and we can take it from there I guess. Thanks for your proactive approach.

    You don’t need to really be a leader, the group will take direction on it’s own, just providing a venue will be enough for a group to build some momentum.

    So not really to dissimilar to having guests around or (mates), you know how to have a barbie don’t you, (I’m sure) so it’s no different, you’ll be the host! You could perhaps post a time in this thread (as anyone subscribed will receive an update), see if everyone is happy with that time, announce the venue. And as you’ve mentioned, I think your patio would be perfect.

    Though I haven’t organized a group before, i imagine the group will discuss things and activities within itself. And I think you will be amazed at what can be done once you get like minded people together with the one goal.
    Initially i didn’t have any wild extravagant thoughts on what i thought a group could do. But i would have liked to arranged and play the property 101 game or 202 and just chatted with like minded investors! ( as i haven’t had much contacted with investors because of coming from a quiet country town) and I still haven’t ever spoken to an investor, that I know of :). Only online, is where I get my value! And haven’t palyed the 101/202 investors game either. And I think that would be a great way to bond a group. Games always do and is one of the reason people play them.

    I think maybe you could provide some small light snacks, such as biscuits and chips and coffee, or B.Y.O if you want to have a few coldies! And someone else might want to provide the next one. Although a Pub is a good place to.

    What I would probably do to find more information about what groups can do together, is to go over some past discussions on what groups have done in the past. I seen some great posts in sommersoft.com on group meetings in other places. And or ask for idea of what people would like to do when going to the meet!

    Also Padma I have an Albury Database that I was setting up for this meeting, so I will contact these people and let them know to look at this very thread for info on when and where it’s on.
    Also I will send you the contact in a PM of the REA who’s keen on giving the talk about the Property Managing, and the office location. Now she’s a very confident person bubbling with chatter, so don’t worry she will just come in and chat to you and all the group, confidently and without a problem.

    I hope I may be down in Victoria sooner then I think, so I hope i can make it to one of the group meetings.

    I’d very much like to be part of this group but as we only have one car and hubby will be working every weekend for the forseeable future I’ll have to hold out for a weeknight meeting if that is possible for others. Hoping to change the weekend work situation too but not holding my breath.
