    Shaun you should have let me know – we could have gone halves.

    You would have got the dedication and the first half of the book, I would get the second. With the mystery gift, we could probably have cut that in half too [:)]

    OK, so I’m a bit late in replying…

    But what is the answer, really? I work out the following:

    PP: 400 000
    + Costs 20 000
    Neg Gear 9 650
    Total 429 650

    Sell 438 000
    -costs 10 950
    Tot Sale 427 050

    Therefore 429 650 less 427050= 2600 (loss)

    do I get the book??

    my answer is is B 28 350
    due to the fact that this is an interest only loan so subtract 400,000 from the selling price of 438,000 which leaves you with 38,000.

    then subtract 9,650 from 38,000

    which will leave you left with 28 350

    i dont no if this is right seems abit to easy n obvious plz sum1 let me no if im on the right track ive only jst recently in the last yr got into property

    actaully no my first attempt was wrong i forgot 2.5% selling

    my answer is d 17,400

    2.5% of 438,000 is 10950

    selling price minus original cost is 438,000 – 400 000 = 38,000

    38,000 – 10950 = 27 050

    this 27 050 minus the negative net annual cash flow of 9 650 = 17 400

    therefor mu answer is d 17 400

    is this right
