    I am at a point i have a great deal offer i want to take, but i need to unload one of my cashflow pos investments that i dont have time to go through all of the bonus processes with.

    This property is 7 one bedroom units in Queensland, in reasonable condition, all rented out for a total of $675per week. This has long term tennants and the rental could still be raised aroun $10 each unit, which would move to a total of $745 per week. The units could be strata titled (with a small amount of improvements). This would add massive capital/equity to the property.
    Buy price $440,000
    Repayments at this to a bank would be around $2,380 per month
    Rental return $675pw or $2925 (without raise)
    Rates are $4927 per year.
    This is $1613 pos per year, although without insurance included.
    With the potential for a rental raise and strata titles this is a little gem.
