    all,

    any body know good property manager in upper coomera?

    what sort of fee they charging?

    what is weekly rental will you get for a 4 bedders ensuit and 2 lug?

    Hi Chark
    Not Upper Coomera but at Nthn end of Gold Coast. At Coombabah actually. I use Leta Clark Realty. Name of property manager is Julie – excellent service and really llok after your property – they even do inspections. They take 7.5%. 07 5577 1088. One word of advise – I never use the big ones.

    Hi Chark,

    I have 3 properties in the Gaven / Pacific Pines area managed by Northern Regional Rentals. Property manager’s name is (also) Julie, and can be contacted on 07 5573 1910 or 0409 274 028. Rate is 7.5%, 3 monthly inspections, can organise rates/insurance payments. Any problems that have arisen, have been promptly handled without any drama at all. I can strongly recommend Julie, for her excellent service.

    As to the kind of rent you could expect, I could not say. My guess would be at least $250 pw, depending on the property itself.[suave]

    Depending if it is new or near new, you would be looking at between $350-$400 per week.

    All the land packages being sold there for approx 500-600sqm are renting up to $400pw.

    Hi there,

    We are using Diamond Hill Realty in Upper Coomera management fee is the same as the others. Managers name is Matt and he always answers all enquiry and so far so good

    good. I am currently holding one house
    and land package for $331500, land size
    is 700sq, still thinking should we buy
    (hold it in September 2003 and the land will
    be registered in May).
    Any suggestion about Upper Coomera?
    Looks like heaps of land and house
    package come to the market now. Just wondering
    if most are investors, will there so many renters???

    Redlilia,

    Longer-term, I think you are positioned really well. Not as much up-side compard to say Robina a few years ago… But town centre hasn’t come on-line yet. and other infrastructure is slowly coming on..close to Hope Island as well.

    Of course I have bought in Coomera (so maybe I am biased!)

    Probably not as well planned / developed as say Pacific Pines or Robina because there is sucha rush for land and development.

    new about $350,000.00

    existing about 3 yrs old $310,000.00

    all with 4 beds dlug and ensuit
