    I would appreciate some advice on insurance for an IP I am looking to purchase. The property is a reasonably new 4 bedroom house. I plan to insure the property for damage by tennants & the usual home type cover, have had suggested to me that I should also consider public liability insurance for the tennants – not sure about this. Also can anyone suggest a broker in Sydney who specialises in insuring IP’s

    Swannie,

    Talk to a broker and you’ll find most of the companies have a insurance policy for invest properties which will cover public liability cliams against you. I also like to cover for rent for 6 mths to a year so that if something happens to the property I’ve got income coming in.

    Don’t know any brokers in Sydney

    what about landlord’s insurance? is that relevant? how may that be of any advantage?

    landlord insurance is the most important insurance if you are a property investor.

    I heard that there are no such thing in nz as landlord insurance. Coz I am planning to buy there and now I am bit worry.
