    how many of you are out there ?
    what areas are researched and how ?
    do you invest in your researched areas ?
    what condition are the properties ?
    what returns do you find ?
    what do you charge ?
    can you be trusted ?

    I have come to the conclusion that employing someone to do the leg work will help me in buying multiples in a shorter period of time.

    Are you talking hypothetical or is this serious business ?

    One never knows (until disclosed) as there are a lot of young people here, very curious but not in a position to do anything (right now).

    I think the way you sound make those spotters run away instead. I been serious!

    Dont know but I can find a property for you.

    Outer sth surburbs of Melb eg. Peninsula, Frankston.

    Yes. But bank wont lend any more.

    Depends on price your prepared to pay.

    Ranges from 3-10%. More at lower end.

    50% or $20,000 whatever is lowest.

    I can, but can you be trusted to pay spotters fee after you purchase the property I suggest you do.

    Freedomfinder, you haven’t yet answered the question whether you are serious (and ready) to buy or whether it is just of academic interest.

    The next thing you need to decide upon is what area you would like to own property in.

    Everything else will soon fall into place once you start talking to a spotter.

    sorry yack you wont get my business if your gonna charge 20k or 50%, but thanks anyway.

    picses the areas are as important as the returns, in saying this i have located areas that show 10% gross, but this does not work for me. what im looking for is areas that show at least 10%+ net. as to the location well australia would be my first option with towns showing stable or increaseasing population. and am i serious well lets talk terms and conditions and i will tell you if im serious in employing a spotter.

    I don’t anyone of those spotter will tell you the area straight away other wise you go there yourself

    I think..,I am lookng at Queensland or Gold coast.How about you? I already have two cf-ve IP, I need some cf+ve IP now. are there any spotter can give me a hand?
    Yack,, the fee ask too much, I take one month holiday to there could pay less than that amount?ie 20k , Wow

    I am not sure about Yack’s 50% or $20k either, seems a little steep – Yack -I realise you normally pay for what you get, but seeing I am looking at below $ 100K for a +cashflow IP, I really think 20K is too steep.

    I am seriously looking for +cashflow IPs, and I have enough money to do it. I am working full time at the moment, and simply don’t have enough time to locate these properties.
    My husband and I are wanting to purchase 10 or more +cashflow IP by the end of this year, and I am willing to pay a serious spotter, a reasonable price.
    As mentioned, we are not wanting to spend more than $100K per property (preferably between $60K-$80K) in QLD. I am willing to buy almost anywhere in QLD, providing it has great returns.
    Are there any spotters who could assist me?

    p.s. could someone also explain the exact role of the spotter, and how the contract is set up?

    I am not a spotter and I cannot understand why someone is prepared to invest $1m in property via a spotter.

    You have more money than sense.

    Have you allowed for all the maintenance required on 10 properties. If you dont have time to locate them, how can you find the time to maintain them.

    I certainly don’t intend to work full time for much longer, so i will have time to maintain my properties.
    I guess I was just wondering if someone would be interested in helping me source my first few (when i am working full time) for a fee.
    I actually don’t know much about the role of spotters, and is why i was enquiring.

    You will get yourself into all sorts of trouble if returns are you only criteria. What happens if you buy in a town that is decreasing in population and 6 months after you buy you have no tenants and the property has halved in value. What happens to your $1 million in property. It will very quickly be eaten up and you will end of owing the bank a fortune.

    Think, before you buy.

    thanks rugbyfan, i know what you mean about not just investing for returns.
    Once I find properties that have good returns, then i will make sure that they are decent ares to invest in.
    Do you do it the other way around? find a good area first and then look for +cf IPs?
