community title/strata title

Just out of interest, I have been unsuccessfully trying to understand how a community-title development functions.

I don’t really ‘get’community title. Why do we need this title?

Do any of you have a property under community title so you can explain how this development functions?
E.g. is there the same set-up of a body corp as strata title? What is the difference?

Is the difference between strata and community titles just a ‘height’ thing perhaps? E.g. strata title would be flats and units in a high-rise development and community title would be property like townhouses/villas? (Just guessing here).
