    Has anyone found any specific features of a PI to be particularly troublesome or, conversely, particularly beneficial?

    As I look around I see places with such things as:

    • Ducted Air conditioning
    • Ranch Sliders
    • Balconies
    • Burglar Alarms
    • Wood Burning Heaters (pot bellies etc)

    They sound like great features but does anyone ever get (for instance) cut in half by a ranch slider with one half catching fire in the wood burner and the other half falling off the balcony??

    As a landlord should I be concerned about my tenants injuring themselves with something built into one of my properties?

    Thats why you have insurance and this is now up to 20m for public liability

    gee I remember $1m days

    You can be sued if you are deemed to be negligent, eg not fixing an electrical problem when notified, then someone gets electrocuted…

    Use slippery floorboards on a verandah, they fall, guess what…
