    As for making the deals public… you’re kidding right? That would be an insult for those who did pay. Forget it!

    Can you please explain to me why some minor details cannot be posted? I am not asking for towns or even regions. Just an example of what the deals were like. I am in a situation where I have the borrowing capacity to purchase property but need to fully leverage it as I have no cash for the 20% deposit. My +ve cashflow property has to return about 13-14% before I can see a gain. I simply wanted to know if these met my criteria. In the future, if these sorts of offers come up, I don’t want to waste mine or the spotters time with deals that will not work for me.

    A simple:

    property cost $58,000
    yield 10.75%

    That would give me enough info to see if it it was worth continuing with enquiries.

    Hello

    We have only just found out about this discussion so we thought we would reply since we are the ones being discussed.

    The administration fee was not suggested by Steve as maybe some have assumed.

    Of all the 55 or so people that replied to us, only 3 people paid the $25 admin fee.

    So of the $75.00, this has being sent to the organisation “Saving the China Bear” which we have been supporters of for over 5 years now.

    It costs about $13k per bear to be released. There are about 2000 being held in cages, so there is much to be done.

    As for all the assumptions of how much money we could of made from the administration fee, this was always for the China Bear.

    Yes the deals have all now being purchased.

    We do not do birddogging as a business, it is far too timeconsuming. We believed that this would be a good way to build a database of serious investors(who have current funds to invest). So if and when we have further deals we possibly do not act upon, we can pass these on for a fee to these people.

    Sounds good Dymaticduo, I probably would have done something similar. Good Idea in principle and wish I had thought of it.

    What I will ask u tho is if u are going to use the forum for your benefit (as we all do), why not take a little time to help others on the forum also? I guess maybe u do, but in private? Either way please continue to use the forum as every body else does for benefiting oneself. But please give some back. I guess from where I see it u are the second MAP person to come in from now where sell stuff and disappear, however u did come back to explain a bit more.

    You are quite right and I appologise to all for the oversight. I saw Steve’s reply but did not look above it. doh!

    Interesting that only 3 people forked out $25. I will admit I was one of the 55 that emailed DD but took no further action.

    Hello Bear

    We have been members of this forum since 2001. We read topics when we can.

    We spend approximately 12hrs daily surfing for deals.
    We do reply when we can.

    We have become mentors to people who have enquired with us at steves seminars last year.

    So beside our own surfing deals, our businesses our 3 children under 5 yrs old and the people we are mentoring,being involved with the MAP our time is scheduled very carefully.

    We wish everyone who has emailed us all the very best with their real estate investing and yes, when we can we help many fellow investors.

    Hi Dynamic Duo, may be I misunderstood, but when I read your post about this service, I did reply by email, but what I understood (or rather mis-understood[:o)]) was that after you’d reply by email, you had to wait until you were contacted. I was never contacted and so assumed that the deals must have been gone by the time I replied, or that you didn’t have anything I preferred.
    I assumed that after you were contacted, you then had to pay the $25. I thought you had to be contacted to receive info first about how to pay the $25, to which account etc.

    ANyway, I have made an offer on a property this weekend, but if that falls through, I am still interested in seeing your deals and I’d be happy to pay to have the bears saved. Is this from WSPA, this is an organisation I donate to almost every month anyway![:X]
    Maybe Melbear and Bear1964 need to be saved as well[:o)]
