    Taking the whole CPI pension increase? Gee, they get like 2 bucks occasionally as a bonus to their pension…

    How much rent are the pensioners expected to pay sis and Chan?

    How much rent are the pensioners expected to pay sis and Chan?
    What do you think if he give the investors 10% return already. Something like 15% return for the whole deal where 5% go straight into his pocket.

    Hi Kay,

    For a $240k property that has 4 units under one title.

    There is a guaranteed $24k return each year.

    $24k shared by 4 tentants renting it out is $115 pw, you will get from each tenant. V.O. has also added on top of that rent a $10 a week fee to each tenant on the lease.

    So the actual rent the tenant/pensioner will pay is $125 per week.

    On every rental he makes $10 on top of it.

    Oh BTW, what about the arguements .. do tell.

    Lots of arguement occured, when simple question, were put forward, as were do you find the tenant, but how is the property +ve cashflow when interest rates are 7%, when its not. Yet how do you work out these figures. That they couldnt explain, and the guy who was talking about the deals, didnt even know what +ve cash flow or +ve geared is, yet he is on the microphone telling everyong that this deal is and such and such. Also trying to find a lender who can lock in less than 7% for 5 years, which they said can be done they could not produce any evidence or proof of which lender who would or can.

    Also can we have some clarification about being watch by guests … whats that all about?

    There are some people on here who are just lurkers, sorry to be rude about that, they just read everything, yet dont contribute to the forum, they pick up on somes deal, because of little accidental hints of places of interest and so on, by forum contributers. Or other releveant information

    Just wondering if any lurkers, did sign up on any deals now, and just realise they have be very well marketed and have signed themselves away.

    I find this hard to believe S.I.S. that is just pressure talk, bulldust.

    Managing a property for $ 10 a pop is hardly worth the trouble no matter how many properties one manages.
    Especially considering that he guarantees to pay for the maintenance as well.

    sis, oh sis…

    There are only select people we can trust in life. If I come on here and say that there are a number of CF+ deals in marulan, for example, why would I think there would be any left the next day?

    You’ll probably know who is who by now in here. But if i was on a car enthusiasts board, and I said how there was a one of a kind car and said the address of wherever it was, i probably wouldn;t be surprised if it was gone the next day.

    As with all things, discretion probably doesn’t hurt. I mean, I discuss some aspects of my personal life because I want to- but as for property- if i found a really good deal, to make it public will just make it disappear.

    I have just spoken to an agent in Parkes who has told me a bit about him. He bought about 30 properties and land about 12 months ago. In fact he used a certain agent in Parkes and gave the agent a car as a thank you. He has also put a couple of noses out of joint in the town as he has been a bit slow settling on a few properties.

    My contact seems to think he has about $65 million in property across the central west. I wonder who is giving him the financial backing?

    Hi Pices133,

    Thats what the contract stipulate, some how he has been able to do it. The only way you can manage the property is to wait till your 5 year contract with him is up and then you are able to rent it out via PM.

    But for many people, because he guarantees 24k each year, not many or naive people will aruge with this.

    For V.O. to manage all these properties is easy, remember he is the landlord to 1500 properties.

    1500 x $10 pw rent = $15,000 pw week he makes doing nothing.

    He has a direct billing service setup that deducts money from the pensioners account and would only need to pay some one or 2 people $500 a week each to manage these properties.

    On the trip, he tells all about what i just mention in this post, to everyone, he is up front on how much money he makes in acting as a land lord. And how he makes his $15k a week doing not much at all, and how he provides such a great service.

    Its just sad how many people can fall for this marketing and just want to sign anything they can get there hands on.

    sis, in the info that i received from VO before the weekend, it said that there were 2 options for rental- either go with VO or go with ray white RE parkes (I think). I mentioned this before in a previous post. i also mentioned that RW said the properties would rent for $180-200 rent there a week.

    Check your info pack again- it says it all quite clearly there.

    thats true, but you dont get that guaranteed rent for 5 years (and 25 years contracts he has available), as an investor, your really left with no choice.

    I can’t see how the figures add up?

    $24,000 per annum is approximately $115 per week per 1 bedroom unit. Maybe you can get it, but I don’t know. I would have thought closer to the $100 a week mark.

    dont forget, he is selling the property at a markup price to the investor to begin with. A 50k mark up price.

    4x2br Units Cost $240k ie. $60k per Unit.

    10% return ie. $24000 pa for 4x2br Units.

    $24k / 4 = $6000 pa per unit.

    $6000 / 52 = $115.38 pw per unit ie. 10% return

    V.O. rent to pensioners at $125 pw or more. ie. more than 10% return the different go into his pocket.

    Get it?

    You got to remember one thing. Someone paying for my trip in the last 2 days. So who pay for it? VO? I don’t think so.
