    Hi there,
    I was talking to my wife the other night about using a bird dog for our first property. we don’t have a lot of cash, but I seem to have even less time as I have to work and my wife is at home, when I’m not, looking after our ten month old son.

    Does anyone see any merit in using a spotter? I figure we will have to learn all the stuff about contracts and structure, lawyers and so forth but take out the stress of finding the right deal. However, it would take a bit of our buying power away.

    Would appreciate any opinions,

    I expect that if you are comfortable with using a spotter – yes, it could work. Though you are going to have to know how to evaluate the properties they pick for you.
