    where abouts in sydney are you based, im also around your age (im 21[:D])and also are you by any chance an accountant or is someone in your family one, just the words you used in one of your posts, was an accountants expression.

    Land $ 4k
    Building $ 136k
    Cost $ 140k

    Valutation $ 185k
    For sale at $ 185k
    Nett proceeds if sold $ 178k

    Return if sold 27% in six months

    OR rent it out at $ 220 per week

    Annual income of 11,440 or gross yield of 8.17%

    Borrow the lot (76% LVR) I/O 5 years at 6.7 % interest $9380.

    Cash for rates, agents fees etc $ 2060. One would hope no maintanance on a new property!

    And all that yummy, yummy depreciation!

    Cash on cash return infinite as no cash involved!

    i remember a friend about 20 years ago didn’t find out his Pick up was a Bloke till after they kissed. My mate used to drink a lot but that’s real bad, would have been enough to turn me off alcohol for ever.

    Thanks for your reply bear,

    To be honest, I have only been in the +CFP market for two weeks, I am learning as much as I can ATM and I have a short term goal to secure my first +CFP by the end of January.

    I feel like there is alot of researching and ‘Due Diligence’ to be done on my part before I jump in.

    So its new/exciting/scary for me at the moment.

    Sorry no exciting stories from me yet. But you will hear of them as I progress with my journey.

    Sounds like you are on the right track.

    Have you found any to date and not purchased due to the fact you using it purley as a excersise at this stage? Or u just havnt found any yet?

    I have came accross maybe 5 or 6 in my searches, but have not gone in depth with them because they did not stand out to be great deals.

    And also it felt like I found them too easily and thought “I better not just jump on this because there may just be a reason why it is so cheap” Like its a bad area, or something like this.

    So still looking…

    I think every deal has to be taken very seriously so that the “perfect deal” can be created every time.

    Yes Julian, that’s good thinking, but then why not investigate further? U could be missing out on the deals of the century?

    Julian, I agree with Bear.

    In fact, there’s a thing that Dolf de Roos does at his seminars, where he holds up a $100 note says, ‘Who will give me $50 for this?’. People put up their hands saying ‘I will’ (although not all did), and eventually one guy gets up and runs down the front, gives dolf the $50, and gets the $100.

    When asked why others did not do the same, some of the replies were ‘It sounded too good to be true!’ Or ‘I thought you were having a lend’.

    I think you’ve just got to keep at it, and if it sounds too good, look a little closer, and if it is too good – GRAB IT!

    10% deposit
    Value $220,000

    Two others 2002, for $129,500 and $130,000
    Both buy & hold
    Rents $220pw & $190pw
    100% borrow
    Value $230,000 % $220,000

    Several units bought this year, purchase prices $55,000-$60,000, rents $120-$135pw f/furnished.

    Congratulations on your success!!

    Anybody else have some “UNITS” that are performing as well as Anna’s?

    I remember maybe 6 months ago comming accross a unit in Canberra that was for sale at $55,000 and was renting for $120 per week. At the time (before reading Steve’s book) I thought wow this is excellent. But my mistake was to listen to the people who I told about the deal that said “Canberra will go no-where” and “I won’t get any growth there”. But now-a-days I would look a lot further into the deal.
