chance of a “wrap”

Would appreciate your thoughts on my latest opportunity.

Have come across a property in a country town that is for sale due to marriage breakup. The agent says the woman wants to rent the house back. I am thinking she may be willing to buy it on vendors terms. How does one go about finding out this information? It doesn’t seem prudent to discuss this with the agent and as I don’t know the woman I cannot approach her.

Also I have not even bought my first investment property yet, so am I being a bit over confident thinking I can do a wrap?
