    Well over 80 people have my spreadsheet, unbelievable, considering it has been right in the middle of my uni exams. Just a quick note,

    if you put a property value in under $115,000 the stamp duty will not be correct. This is because the formula i put in for stamp duty was the one from the bracket $115,000 to $800,000 which is $2,560 + 6c for every dollar over $115,000

    This can be easily fixed by making another vlookup table, with all the brackets in it, i will probably do that actually, anyway no big deal, just be aware that the stamp duty will be incorrect for houses outside that bracket.

    Also, considering i have sent it to over 80 people, could some give feeback in the forum, would be most appreciated.

    Hi guys, just a message that i have fixed the stamp duty up by using an IF statement, my spreadsheet now works for properties from 20,000 to 115,000 aswell

    if u want to manually fix the stamp duty bit then all you do is copy and paste this formula into your spreadsheet where the stamp duty column is:

    for the P&I and the Int only worksheets

    =IF(R[-2]C<115000,280+(0.024*(R[-2]C-20000)),2560+(0.06*(R[-2]C-115000)))

    and to update all the other worksheets (prop 1 to prop 8)

    =IF(R[-2]C<115000,280+(0.024*(R[-2]C-20000)),2560+(0.06*(R[-2]C-115000)))

    You should find the stamp duty cell will now work for any property value from

    $20,000-$870,000 (if over 870,000 the stamp duty is just 5.5c times the value of the property)

    Thanks for the email.

    As you know, we in NZ don’t have that antiquated thing called Stamp Duty or Capital Gains and as well we are going to win the Rugby World Cup.

    How can I get around not having to put in Stamp Duty please?

    Good luck with the exams and keeping on with the improvements to the spreadsheet.

    Hi Muppet.

    To get rid of the stamp duty is extremely simple, just go to were the figure is for the stamp duty and either type 0 or just press backspace and leave nothing in the cell, prob better to type 0, very easy.

    Fudge I like your clever spreadsheet very much. I tried to copy/paste your formula for the stampduty but it said it is protected or something.
    Is there a way to change the interest rates as well?

    Go to tools then Protection then Unprotect Worksheet.

    You need to do that on each page/worksheet.

    Hi Celivia!
    yeh, just unprotect the worksheets and you can change anything you want, i did not put a password on any of them.

    If you want to change interest rates just unprotect the sheet and go to the vlookup page, change the rates in the tax rates table. There is then alot more to do in the vlookups after that which is pretty challenging, you would need to know excel pretty well to change the formulas…

    As for stamp duty, that is also hard, i wouldn’t suggest changing that one around unless you have a clear knowledge of what you are doing in excel.

    Just send a reply on different interest rates and i might be able to change it for you and i’ll send a message back to this thread so you can copy and paste it into your spreadsheet
