    Hi
    Can anyone share their ideas on inner city apartment investments. Is this a good idea? I am looking at an apartment in the main street of Perth but concerned about the rental vacancy???
    I have recently been told to get into this type of investment because of the consistent capital growth inner city apartments sustain. But being a newie pretty concerned. First one always the hardest.Also heard that Perth is going to be the next boom state???
    Please offer any advice or thoughts

    Just be aware that there seems to be alot poping up throughout Australia esp in Sydney…

    So i assume that supply would exceed demand…affecting the market

    My 2cents worth

    Being a Perthie… There seems to be alot of inner city apartments around.. and rental vacancy around Perth city is around 7.5 per cent (last API mag) with the rest of perth sitting at around 4.5 or under…
    Not much info but hope it helps …

    We had an option to purchase an off the plan unit but bowed out as we could not get full finance on a 6000 postcode. Rents are often less than just a bit further out.

    Nicole, it is essential that you make enquiries first and foremost as to whether you can obtain finance and what kind of LVR.

    Many lenders have either turned their back on inner city units because of oversupply or else
    substantially reduced their LVR.

    Even more important is the fact that the size of the living area (not including the parking area and balcony areas) determines as to whether or not a lender is prepared to lend.

    THanks everyone for your comments. I have just come across a member DooDahDave who posted 23/2/03 and investigating the same. Funnily enough he was told by the same finance company that I just recently met with “Westpoint Finance”. He may be able to give me some good insight into his findings s well.

    In all property investment, it is the land that increases in value. I wouldn’t waste my time looking at units in Perth.
