where to get hone loan ? special circumstances

hello,
I hope someone can give me some tips.
I’m in somewhat different circumstances from the most people in forums I’ve visited because:
came from overseas 4 years ago
don’t have own home, job gives me free house
have a good salary but almost no savings because
until very recently have invested in art.
NOW I want to invest in property after learning how differently ATO sees investment properties, compared to where I come from.
I’m able to get around $250K loan but 2 brokers I talked to told me without deposit or equity probably I won’t find anyone who give me home loan, but I don’t believe it. there must be a way. I think the start is the most dificult but as soon as I get a loan and by a positive cash flow I’d be alright. Where to get the money from, though ?
