    Could someone please outline the extras to selling a unit for say $265,000 so I can get a good idea of viability to sell or not?

    hi brent

    it is all the extra cost you have which will include
    selling agents fees
    conveyancing costs
    mortgage discharge costs

    if you have owned the property of more than 12 months then you only pay capital gains tax on 50% of the profit.

    Thanx Westan, but am aware of the CGT thing.
    But what I’d like to know is the ball-park figure for the extras you pointed out including agents comm., and any other extras you may be able to think of.

    i’ve never sold something worth that amount but on cheaper properties the cost is about 3% of the sale price.
    conveyancing costs 400 to 800
    bank discharge costs you will need to see your bank if you have fixed rates it could be expensive especially if the rates are higher than todays.

    What about PPOR? Do you pay CGT on your home if you have owned it more than 12 months?
