    Hi all,

    I just want to ask for. I’m about to do a final inpection before settlement. Just need some food for thought what i should look out for.

    I know vendor needs to move out first but anything i should need to watch out for?

    Hi..

    It really depends on the terms and conditions of the contract..

    But a few things to look for could be..

    1. In accordance with the pest and inspection report. If anything had arisen from these reports and the vendor had agreed to fix. Then make sure that they have indeed fixed the problems..

    2. You could have a vacant possession clause so you have to check that it is indeed vacant. Anything that is left in the property when the settlement takes effect becomes yours.
    I didn’t know this when I bought my 1st property and I gave the venders a 8ftx4ft snooker table back.. After they had been extremely rude and unreliable too…

    3. check for any damage that may have been done since you did the first inspection and make sure that all the fixtures and chattels are still in place. Your solicitor can and will hold back funds if you have any issues here.
