    Dear Everyone,

    I found a property in a small town in NSW.
    But none of the bank or home loan company lend me loan only for one reason: the town is not big enough.
    Can anyone tell me who can help?

    Try CBA. There reckon that they will lend 80% just about anywhere.

    Hi Carmen

    We just came up against the same problem, as some of the lenders are picky about lending unless the postcode’s are on their list!!! Macquarie Bank won’t unless they like the postcode (less risk for them I spose). We found a bank that will – NAB, so I’m sure there are others around – Have you got yourself a mortgage broker? Let them do the shopping around. Do you have your own PPOR and if so have you thought about using a Home Equity Loan if the property is low enough in price?

    The Nab will lend if they have a branch in the town. Heritage is very good with difficult areas. Ther might be a couple of others that will assist, like Stuart said at 80% LVR.

    Do a web search on the small NSW town and then
    find out what banks they have. Then check the websites
    of these banks and/or call them for an appointment
    to get a loan.
    Try google.com.au *Aus pages only – search* NOT
    all over the world. Hope this helps.
