    Hi all I am new to this forum ant to property invesmtnt.
    I purchased an 8 year old house in Picton area and rented it out almost on settlement back in November 2002. Is it worth getting a quantity surveying company to create a depreciating schedule ?. i rang 2 quantity surveyors, one quoted me $660 and one quoted $1500 for the depreciating schedule, is there a big differnce in the service they would do ?

    I just had a block of flats surveyed for $660, so stay clear of the $1500 one. Rip off!

    You should be able to get it done for about $440, I’ve found it to be worthwhile even on older properties.

    I paid $280 last year. I am very happy with it. Forget about $1500.

    I just did my tax depreciation shedule:


    The fee would be $440 inc GST each property, however should you commission our company to do the three
    properties we would offer a discounted fee of $385 inc GST for each property.

    I used Deppro http://www.deppro.com for 2 properties I have in QLD. They charged $440 per property and were very prompt and professional. They are nationwide. I used a different QS last year for 2 Melb properties who charged $400 but the Deppro reports were better.

    Well worth it.

    We use Wilde and Woollard (also National I believe), and it costs us $385.

    Has anyone heard of Depreciator? Their website is http://www.depreciator.com.au

    They charge $770 per house. Has anyone used them before?

    I’ve just had a quantity surveyor do a depreciation schedule for me in Canberra. He charged $385. Seems things are a bit more expensive in your neck of the woods, NewTo PI.

    What sort of returns would you receive on a 30year unit and 20year old house – that both are yet to be renevated.

    We used CONDEV Pty.Ltd. George Smit in Qld for 2 properties 1 over 40 years old and 1 x 25 years and my accountant was extremely impressed with his figures..I would highly recommend him cost I think was $500 per house…but certainly well worth it…..041 777 9227 good luck!
