    Hi Everybody,

    After much research into the property market over the past 18 months I have decided that wrapping is the way for me to achieve financial freedom.

    Unfortunately I believe that I am a bit strapped for time at the moment and being a computer programmer (contractor) want to invest in as many properties as possible while the banks look favourably upon my balance sheet ie. I am still earning a good income.

    I am looking for an experienced wrapper (completed over 10 wrap transactions) who is willing to take on a money partner ie. me, in exchange for splitting the profits and expenses (if any should arise) 50/50. You would do all the work including finding the property, negotiating to buy the property at a discount, advertising for wrap purchasers, organising legal work etc and I will provide all of the loan cash.

    My financial situation:

    * Current assets – approx. $760,000
    * Current Liabilities – approx $180,000
    * Net Assets – $580,000
    * Borrowing capacity on current assets = 0.8 * $580,000 = $464,000

    Please email me at [email protected] if you are interested in taking on a money partner. I will need to know:

    1. What area you wrap in.
    2. Details of your wrap transactions to date.
    3. Your average monthly income per wrap transaction
    4. Whether you are primarily interested in long-term or short-term deals.

    Cheers

    Hi Roofarmer.
    Rick Otton has a joint venture programme which you may like to research. Try http://www.creativerealestate.com.au/ and look through the site.

    Another service you might want to check out is: http://www.positivecashflow.com.au/investor_needed.php

    I haven’t used them so can’t make a recommendation – I just came across their site during some related research.

    They seem to offer what you are after, though.

    Cheers,
    David.
